Location: Queens, NY
Salary: $65,000 Per Year Plus Sign On Bonus

Position Overview
A well-established affordable housing organization is seeking an experienced Assistant Superintendent to support the daily maintenance, operations, and overall upkeep of a large residential property. This position works closely with property management, maintenance staff, residents, contractors, and vendors to ensure the property is maintained safely, efficiently, and to a high standard.
The ideal candidate will have strong hands-on building maintenance knowledge, excellent organizational skills, and experience working with building systems, apartment repairs, inspections, and maintenance personnel.
Key Responsibilities
- Assist with the day-to-day operation and maintenance of a large residential property.
- Oversee apartment turnovers, inspections, punch lists, and preparation of units for occupancy.
- Respond to maintenance work orders and ensure repairs are completed in a timely manner.
- Monitor building systems, including plumbing, heating, fire protection, water systems, and related equipment.
- Maintain accurate inspection records, maintenance logs, and required documentation.
- Coordinate with outside contractors and vendors for repairs, maintenance, and building services.
- Assist with hiring, training, scheduling, and supervision of maintenance and custodial personnel.
- Monitor maintenance supplies, inventory, deliveries, and purchase requests.
- Assist with custodial operations, including cleaning, trash removal, snow removal, and general property upkeep.
- Ensure interior and exterior common areas are maintained in good condition.
- Assist with addressing building violations and preparing for regulatory inspections.
- Respond to building emergencies and coordinate appropriate follow-up.
- Utilize property management/maintenance software to submit requisitions, track work, and communicate with vendors.
- Maintain professional relationships with residents while addressing maintenance-related concerns.
- Participate in staff meetings, training, and professional development activities.
Required Qualifications
- Must possess valid NYC S-12 and S-13 Certificates of Fitness.
- High school diploma or GED required.
- Previous experience in residential building maintenance, facilities operations, or a related field.
- Strong knowledge of plumbing, heating, fire protection systems, and general building maintenance.
- Previous supervisory or lead maintenance experience preferred.
- Ability to coordinate contractors, vendors, and maintenance personnel.
- Strong organizational, communication, and customer service skills.
- Ability to respond effectively to emergencies and prioritize multiple maintenance issues.
