Director of Property Maintenance | Bear Lake, UT

Nexeo Staffing is seeking a hands-on Maintenance Director to oversee maintenance operations across a portfolio of luxury residential properties in the Bear Lake area. This role is ideal for a self-directed leader who enjoys solving complex problems, working across multiple trades, and taking ownership of operations with minimal supervision. The Maintenance Director will manage preventive maintenance programs, troubleshoot smart-home systems, coordinate seasonal snow operations, and ensure each property is maintained to the highest standards for owners and guests.

Responsibilities

• Oversee all maintenance operations across a portfolio of luxury residential properties
• Develop and manage preventive maintenance programs to reduce downtime and emergency repairs
• Diagnose and repair issues involving plumbing, electrical, HVAC, carpentry, appliances, and general property systems
• Prioritize maintenance needs based on guest impact, operational urgency, and property requirements
• Maintain detailed records of repairs, inspections, and completed work
• Troubleshoot and support smart-home technology, including access control, networking, cameras, and audio/visual systems
• Coordinate property improvement projects and seasonal maintenance initiatives
• Operate and oversee snow-removal equipment and winter operations
• Manage company vehicles, trailers, tools, and equipment
• Partner with outside vendors and contractors when specialized work is required
• Supervise and support seasonal maintenance personnel
• Participate in an on-call rotation and respond to emergency situations when necessary

Qualifications

• Previous experience in maintenance leadership, facilities management, property maintenance, chief engineer, or similar roles
• Strong working knowledge across multiple trades and building systems
• Experience developing or managing preventive maintenance programs
• Proven ability to diagnose problems, identify solutions, and complete repairs independently
• Technical aptitude with networking, cameras, access control systems, audio/visual systems, or related technologies
• Strong organizational and documentation skills
• Ability to prioritize competing demands in a fast-paced environment
• Valid driver's license and acceptable driving record
• Ability to operate trucks, trailers, and snow-removal equipment
• Must be able to participate in an on-call rotation and maintain a one-hour response radius when on call
• Must reside in or be willing to relocate to the Bear Lake area
  • Preferred: Leadership experience supervising technicians or maintenance personnel

Pay

$65,000.00-$90,000.00 per year

Schedule

Full Time | Year-round employment

• On-call rotation approximately every third week
• Must be available for life-safety emergencies 24/7 while on call
• Schedule follows guest occupancy and operational needs rather than a traditional Monday-Friday structure
