Job Description
About the Position
BLT Kitchens is seeking a hands-on District Sales & Property Manager to oversee our 3 commercial kitchen locations.
This position has two primary responsibilities: Driving Revenue Growth and maintaining our facilities at a Class A standard.
We need someone who takes ownership. Our facilities should be clean, maintained, professional, and ready to show a prospective member at any time. Maintenance and cleaning are a major priority of this position.
On the sales side, this person will manage incoming leads, conduct tours, close new memberships, develop outside sales opportunities, and build strong relationships with our existing members.
This is not a desk-only management position. You will spend significant time in our facilities, working with members, managing staff and vendors, inspecting properties, overseeing projects, and developing new business.
Key Responsibilities
Sales & New Membership Growth
You will manage the day-to-day sales process for BLT Kitchens.
Responsibilities include:
- Respond quickly to inbound leads
- Qualify prospective members
- Conduct professional facility tours
- Follow up consistently with prospects
- Negotiate and close new memberships
- Maintain an organized CRM and active sales pipeline
- Track leads, tours, proposals, closes, move-ins, move-outs, and lost opportunities
- Maintain strong occupancy across our locations
- Generate new business through outbound prospecting
- Identify new opportunities to drive revenue
You must be comfortable selling, following up, asking for the business, and closing deals.
Current Member Growth & Retention
Our relationship with our current members is an important part of this position.
You will regularly meet with members to understand their businesses, identify their needs, solve problems, and look for opportunities to expand their relationship with BLT Kitchens.
Responsibilities include:
- Build strong relationships with existing members
- Conduct regular member check-ins
- Understand each member’s business and growth plans
- Identify opportunities for additional kitchen usage, storage, services, and other offerings
- Help resolve member concerns
- Improve member retention
- Identify members with significant growth potential
- Look for opportunities where helping our members grow also creates additional business for BLT Kitchens
Community & Outside Sales
We expect this person to actively develop business outside of our facilities.
This includes:
- Building relationships with local farmers markets
- Working with Local First Arizona and similar organizations
- Developing relationships with local health departments
- Connecting with food entrepreneurs and emerging food businesses
- Developing relationships with caterers, food trucks, meal-prep companies, bakers, packaged-food companies, and other potential members
- Attending relevant community and industry events
- Developing referral partnerships
- Representing BLT Kitchens professionally throughout the local food and business community
The goal is to make BLT Kitchens one of the first calls a local food entrepreneur makes when they need commercial kitchen space.
Facility Management & Maintenance
You will take direct ownership of the condition and presentation of our facilities.
- Maintain all BLT Kitchens locations at a Class A standard
- Ensure cleaning and maintenance standards are consistently met
- Regularly walk and inspect each property
- Identify maintenance issues and ensure they are resolved quickly
- Manage preventative maintenance schedules
- Coordinate repairs and maintenance
- Ensure kitchens, common areas, restrooms, storage areas, equipment, and exterior areas are maintained properly
- Identify potential problems before they become larger or more expensive issues
- Maintain facilities that are always ready to be shown to prospective members
- Hold employees, contractors, and vendors accountable for the quality of their work
Cleaning & Facilities Team Management
This position is directly responsible for ensuring our cleaning and facilities teams perform at a high level.
You will manage:
- Cleaning crews
- In-house deep-cleaning staff
- Facilities and maintenance staff
- Outside maintenance vendors
- Contractors and service providers
You will establish schedules and expectations, inspect completed work, address performance issues, and ensure work is completed correctly and on time.
Assigning a task is not enough. You are responsible for making sure it gets done correctly.
Capital Projects
We want our facilities to continually improve, not simply be maintained.
You will help manage capital improvement projects across BLT Kitchens locations.
Responsibilities include:
- Identify opportunities to improve our properties
- Help develop scopes of work
- Obtain and compare vendor bids
- Coordinate contractors and vendors
- Manage project timelines
- Monitor project budgets
- Inspect completed work
- Communicate project progress to leadership
- Help prioritize improvements based on operational and financial impact
You should constantly be looking for practical ways to make our buildings cleaner, better maintained, more functional, and more attractive to current and prospective members.
What We’re Looking For
