Part-Time Community Manager
Dodgeville, WI
$21.00–$21.63 per hour
Monday–Thursday, 8:00 a.m.–3:30 p.m.
We are seeking a highly organized, self-motivated Community Manager to oversee day-to-day operations at our property. This role is ideal for a resourceful professional who thrives independently, brings strong follow-through, and is ready to own a position that demands structure, persistence, and proactive problem-solving.
Position Overview
This hands-on role creates and maintains efficient systems, ensures consistent follow-up on resident and operational matters, and keeps the property running smoothly with limited on-site oversight. The successful candidate will be comfortable working largely independently, managing competing priorities, and tackling situations that require initiative, sound judgment, and a willingness to dig in and get things organized.
Key Responsibilities
- Manage daily property operations and administrative functions with a high degree of autonomy
- Establish and maintain clear organizational systems for files, records, work orders, and compliance documentation
- Conduct thorough follow-up on resident requests, vendor coordination, maintenance issues, and leasing activities until fully resolved
- Ensure ongoing compliance with affordable housing requirements, including Section 42 LIHTC guidelines
- Handle resident relations, lease administration, and community engagement professionally and consistently
- Prioritize and manage multiple tasks in a dynamic environment while maintaining attention to detail
- Identify operational gaps and implement practical solutions with minimal direction
- Utilize property management software (Yardi experience preferred) to track and report activity accurately
- Uphold property standards and support a positive living environment for residents
Preferred Qualifications
- Prior experience in property management, ideally with Section 42 LIHTC or other affordable/compliance-focused housing
- Proficiency with Yardi or comparable property management platforms
- Backgrounds in hospitality, retail, administrative support, or other compliance-oriented and customer-facing roles will also be strongly considered
- Demonstrated ability to work independently, stay organized, and drive tasks to completion without close supervision
- Strong problem-solving skills and the capacity to navigate complex or evolving situations
- Excellent written and verbal communication, time management, and follow-through
- Comfort operating in a role that requires self-direction and ownership
Compensation
- Accrued PTO and holiday pay (eligible at 20–29 hours per week)
