Tax Credit Leasing Consultant
Affordable Housing / LIHTC
Position Summary
The Tax Credit Leasing Consultant is responsible for leasing apartment homes within an affordable housing community while providing excellent customer service and ensuring compliance with applicable Low-Income Housing Tax Credit (LIHTC) requirements.
This position combines traditional apartment leasing and sales responsibilities with additional attention to income qualification, documentation, certifications, and affordable-housing compliance.
Key Responsibilities
- Greet prospective residents and provide professional, friendly customer service.
- Answer incoming calls, emails, and online leasing inquiries.
- Conduct apartment and community tours.
- Explain rental rates, availability, amenities, community policies, and qualification requirements.
- Assist prospective residents with completing rental applications and required documentation.
- Pre-screen applicants according to community and affordable-housing qualification guidelines.
- Collect and review income, employment, asset, and household documentation required for eligibility.
- Assist with third-party verifications and other required compliance documentation.
- Complete and maintain accurate applicant and resident files.
- Assist with initial certifications and annual recertifications as required.
- Maintain confidentiality when handling sensitive applicant and resident information.
- Follow up consistently with prospects and applicants regarding missing documentation and application status.
- Maintain accurate guest cards, traffic reports, and leasing activity.
- Assist with move-ins, renewals, resident relations, and other leasing-office responsibilities.
- Work closely with the Property Manager and compliance team to ensure files are complete and accurate.
- Follow Fair Housing laws, LIHTC program requirements, company policies, and property procedures.
Qualifications
- Previous apartment leasing experience preferred.
- Previous Tax Credit/LIHTC or affordable-housing experience strongly preferred.
- Understanding of income qualification, household eligibility, certifications, and compliance documentation preferred.
- Strong attention to detail and organizational skills.
- Excellent written and verbal communication skills.
- Professional, friendly, and customer-service focused.
- Ability to explain qualification requirements clearly and professionally to applicants.
- Comfortable collecting documentation and following up on incomplete files.
- Ability to multitask and meet deadlines in a fast-paced leasing office.
- Basic computer and property-management software experience.
- Dependable, punctual, and able to work independently as well as part of a team.
