Lead a blended affordable community as a Property Manager in Kerman, CA!

We're seeking a seasoned Property Manager for an affordable community financed with Rural Development or Affordable Housing experience.

What you'll be doing:

• Oversee all daily operations and lead, train, and support the on-site team

• Manage dual program compliance: Tax Credit (Section 42) and HUD Project-Based Section 8

• Complete income certifications and annual/interim recertifications for both programs

• Submit TRACS, use EIV, and apply the most restrictive program rules where they overlap

• Maintain audit-ready tenant files and prepare for both MORs and state housing agency reviews

• Handle rent collection, ledgers, waitlists, and resident relations

• Coordinate maintenance and vendors and conduct property inspections

• Use property management software (Yardi, RealPage, or OneSite) for operations and reporting

What we're looking for:

• +1 year experience in managing affordable properties with layered LIHTC and Section 8 funding

• Strong command of Section 42 and HUD (4350.3) recertification, TRACS, and EIV

• Ability to reconcile overlapping program rules and pass multiple audits

• Excellent leadership, organization, and communication skills

• Solid understanding of Fair Housing requirements

• Familiarity with rural rental assistance programs

Schedule: Monday - Friday, 8:00am to 5:00pm

Pay: $23.00 - $26.00, paid weekly
