POSITION SUMMARY

Multi-family residential properties seeking a strong Maintenance Supervisor with an outstanding knowledge of building trades, cleaning procedures, and maintenance of apartment rental units and public areas at one or more multifamily residential communities. The successful maintenance supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, drywall, painting, and other building systems.

While the entire maintenance team reports to the Community Manager, the Maintenance Supervisor will have staff-training and oversight responsibilities. Must see to  provide for running facilities operations to include upkeep and repairs. The maintenance supervisor must have excellent organizational and time management skills, as well as strong knowledge of health and safety regulations and practices, and will ensure that facilities are in a good and safe condition at all times.

RESPONSIBILITIES

• Inspect facilities periodically to determine problems and necessary maintenance
• Prepare weekly maintenance schedules and allocate work
• Provide quick and courteous response to resident requests for maintenance service, to include direction of maintenance technician and/or hands-on completion of the service request yourself.
• Reporting to the Community Manager, will oversee and provide hands-on, lead-by-example training to maintenance technician(s), as well as contribute to recruitment and selection of staff.
• Troubleshoot and take the appropriate action to repair and/or restore service within the quality and time standards established by the Company.
• Collaborate with Community Manager to hire and supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)
• Inspect and maintain building systems (heating, ventilation etc.)
• Contribute to the development of maintenance budget and ensure compliance
• Monitor inventory of materials and equipment
• Participate in coordination of projects (e.g. renovations)
• Ensure adherence to quality standards and health and safety regulations
• Other duties as assigned

SKILLS AND JOB REQUIREMENTS

• Adherence to the company's vision and values in all aspects of the job
• 10+ years of experience as maintenance technician and/or minimum of 5+ years in a supervisor role
• Strong technical knowledge of all building systems (electrical, plumbing, general carpentry, and HVAC)
• CFC certification with a minimum of type 2
• Knowledge of health and safety practices and regulations
• Understanding of budgeting and performance management
• Excellent planning and leadership abilities
• An eye for detail
• Computer savvy, proficient in basic computer skills, (emails, PO entries)
• Excellent communication and interpersonal skills
• High school diploma; Degree from a vocational school will be a plus
• Professional Certifications (e.g. CMRP or HVAC certified) are preferred

PHYSICAL REQUIREMENTS 

• Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
• Must be physically able to perform repairs when needed.
• Must be physically able to climb ladders, bend, or crawl into awkward spaces.
• Prolonged periods sitting at a desk and working on a computer.
• Must be able to lift up to 75 pounds at a time

SALARY AND BENEFITS

The compensation for this position ranges from $65,000-74,000 ($31.25-$35.58/hr) commensurate with qualifications and experience. This full-time position is not exempt from overtime pay under federal and state wage and hour laws, which means that it is eligible for overtime time pay for hours worked in excess of 40 in a given workweek.
