Part-Time Community Manager – New Ulm, MN
Schedule: Monday–Friday, 8:30 a.m.–3:00 p.m.
Hours: 30 hours per week
Pay: $22.00–$26.00 per hour, based on experience
Position Summary
We are seeking a professional, compassionate, and organized part-time Community Manager to oversee the daily operations of an affordable senior apartment community.
This position provides excellent resident service, maintains a safe and welcoming environment, coordinates property operations, and ensures compliance with applicable affordable housing requirements.
Key Responsibilities
- Serve as the primary contact for residents, families, applicants, vendors, and community partners.
- Build positive relationships with residents and respond professionally to questions, concerns, and complaints.
- Manage leasing activities, applications, waiting lists, move-ins, move-outs, renewals, and resident files.
- Complete required certifications, recertifications, notices, reports, and compliance documentation.
- Follow fair housing requirements and affordable housing program regulations.
- Conduct regular inspections of common areas, grounds, and vacant apartments.
- Coordinate maintenance requests, vendor services, repairs, and apartment turnovers.
- Maintain a clean, safe, and welcoming community environment.
- Collect and document rent payments and follow up on account balances as needed.
- Maintain accurate records using property management software and office systems.
- Assist with budgeting, invoices, purchasing, audits, inspections, and management reporting.
- Support resident activities, meetings, wellness programs, and community engagement.
- Work collaboratively with maintenance staff, management, social service agencies, and local community partners.
- Handle resident information with professionalism, discretion, and confidentiality.
Qualifications
- High school diploma or equivalent required.
- Experience in property management, affordable housing, senior living, customer service, or a related field preferred.
- Strong organizational, communication, and customer service skills.
- Ability to manage multiple priorities and maintain accurate records.
- Basic computer skills, including email, Microsoft Office, and property management software.
- Professional, dependable, patient, and comfortable working with older adults.
- Knowledge of fair housing or affordable housing programs is a plus.
The position involves office work, resident interaction, and regular property inspections. Applicants must be able to walk through common areas and grounds, communicate effectively, and respond appropriately to occasional sensitive or urgent situations.
