Facilities/Grounds Technician

Working knowledge of basic plumbing, electrical, HVAC support, painting, drywall, carpentry, landscaping, and general repair methods. 2–3 years of hands-on experience in hotel maintenance, apartment maintenance, facilities maintenance, building engineering, groundskeeping, commercial property maintenance, or a similar environment.

• Willing to work hard, positive attitude, willing to learn, team oriented, good work ethic and sense of urgency required.
• Perform routine and preventive maintenance on buildings, common areas, exterior grounds, and basic facility equipment.
• Respond to maintenance work orders and service requests promptly; document completed work and materials used.
• Assist with HVAC upkeep, including changing filters, cleaning coils, checking thermostats, clearing condensate drains, and reporting larger mechanical issues.
• Repair and maintain doors, locks, windows, gates, hinges, closers, cabinets, shelving, and other building hardware.
• Perform light carpentry, drywall patching, painting, caulking, flooring repair, and touch-up work in occupied and vacant areas.
• Maintain exterior areas including sidewalks, parking lot, fences, outdoor lighting, signage, irrigation components, etc.
• Support groundskeeping activities such as litter removal, sweeping, pressure washing, weed control, trimming, mowing, basic landscaping, and seasonal cleanup.
• Assist with emergency maintenance calls involving leaks, power issues, clogged drains, broken locks, weather damage, or other urgent property concerns.
• Safely operate hand tools, power tools, ladders, lifts, landscaping equipment, and maintenance machinery.
• Follow OSHA requirements, company safety procedures, lockout/tagout practices where applicable, chemical-handling rules, and local building/property standards.
• Attention to detail with ability to think and act analytically and use mathematics to meet job requirements required
• Ability to lift and carry up to 30 lbs.
• Ability to work overtime as required, including weekends when needed.
