Senior Accountant – Property / Real Estate Accounting

Location: Nashville, TN Metropolitan Area

Job Type: Contract-to-Hire

Compensation: $40-45/hour

Position Overview

We are seeking a detail-oriented and motivated Staff Accountant with property/real estate accounting experience to join a growing team. This role will support the day-to-day accounting operations for a portfolio of real estate properties and will be responsible for property-level accounting, month-end close, account reconciliations, financial reporting, and various accounting projects.

The ideal candidate has a strong understanding of accounting principles and experience working with commercial real estate or property accounting, including property-level financials, tenant activity, operating expenses, reconciliations, and financial reporting. This individual should be highly organized, analytical, and comfortable working independently while collaborating with property management, operations, and other internal teams.

Key Responsibilities

  • Perform day-to-day property-level accounting for assigned real estate assets
  • Prepare and maintain general ledger entries, journal entries, and supporting documentation
  • Support monthly, quarterly, and year-end close processes for assigned properties
  • Prepare and review property-level balance sheet and income statement accounts
  • Perform bank, balance sheet, and other account reconciliations and investigate discrepancies
  • Record and reconcile rental income, tenant receipts, operating expenses, and other property-related transactions
  • Assist with accounts payable and accounts receivable activities, including vendor invoices, tenant-related activity, payments, and deposits
  • Review and record property operating expenses, accruals, prepaid expenses, and other adjustments
  • Assist with CAM/operating expense reconciliations, including reviewing tenant charges and supporting schedules
  • Maintain and reconcile tenant accounts, security deposits, and other tenant-related balances as applicable
  • Assist with the preparation and review of property budgets, forecasts, and variance analyses
  • Prepare routine property-level financial statements and management reports
  • Research and resolve accounting discrepancies in coordination with property management and internal teams
  • Assist with capital expenditures, fixed assets, and property improvement accounting
  • Support the accounting treatment and tracking of real estate-related transactions, as needed
  • Prepare schedules and supporting documentation for internal and external audits
  • Maintain accurate, organized, and complete financial records for assigned properties
  • Identify opportunities to improve property accounting processes, controls, and procedures
  • Assist with other accounting projects and responsibilities as needed

Qualifications

  • Bachelor’s degree in Accounting, Finance, or a related field preferred
  • 3+ years of relevant accounting experience preferred
  • Property accounting, real estate accounting, or commercial real estate experience strongly preferred
  • Strong understanding of accounting principles, general ledger accounting, and financial reporting
  • Experience with property-level accounting and financial statements
  • Understanding of tenant receivables, rental income, operating expenses, CAM reconciliations, and/or property management accounting preferred
  • Proficiency with Microsoft Excel, including the ability to work with spreadsheets, reconciliations, and financial data
  • Experience with an ERP or accounting system; experience with Yardi, MRI, NetSuite, SAP, QuickBooks, or Oracle is a plus
  • Strong analytical, organizational, and problem-solving skills
  • Excellent attention to detail and commitment to accuracy
  • Ability to manage multiple properties, priorities, and deadlines in a fast-paced environment
  • Strong written and verbal communication skills
  • Ability to collaborate effectively with property managers, asset management, operations, vendors, and other internal teams
