Job Description
Addison Group is hiring a Property Manager on behalf of our client. This individual will oversee the day-to-day operations of a residential property, lead on-site personnel, and help achieve operational, occupancy, and financial objectives. The Property Manager will coordinate staff, resident services, maintenance activities, leasing efforts, and administrative functions while ensuring compliance with applicable housing regulations and company policies.
Key Responsibilities
- Lead, supervise, and support on-site team members to meet property performance and operational goals.
- Participate in hiring, onboarding, coaching, performance management, and termination decisions as needed.
- Review employee time records and provide guidance regarding workplace policies and procedures.
- Provide ongoing training to office and leasing personnel, including documentation, safety practices, and daily operational procedures.
- Maintain working knowledge of applicable lease requirements, housing regulations, and property management procedures.
- Ensure rental applications, leases, addenda, and resident files are completed accurately and maintained according to established standards.
- Maintain accurate property records and prepare recurring operational reports as required.
- Monitor required city, county, and state permits and licenses to ensure they remain current.
- Oversee the move-in and move-out process, including inspections and documentation.
- Review notices to vacate and identify trends or issues contributing to resident turnover.
- Conduct routine inspections of the property to monitor overall condition, security, and presentation.
- Monitor the status of apartment turns and maintain accurate make-ready tracking.
- Periodically review maintenance areas and equipment for organization, safety, and compliance with property standards.
- Monitor local rental market conditions, competitor properties, and neighborhood trends.
- Coordinate recurring outreach and marketing activities within the surrounding market.
- Establish and monitor weekly leasing goals.
- Meet with prospective residents, conduct property tours, respond to leasing inquiries, and ensure appropriate documentation is completed.
- Review and approve rental applications in accordance with established procedures.
- Review, approve, and execute lease agreements, addenda, and related documentation.
- Review and approve applicable leasing commission documentation.
- Promptly report property incidents, liability matters, and workplace injuries through the appropriate channels.
- Maintain compliance with applicable federal, state, and local housing laws, including Fair Housing and accessibility requirements.
Qualifications
- Previous experience in on-site residential property management is required.
- Prior supervisory or team leadership experience is strongly preferred.
- Demonstrated history of successfully managing property operations and achieving performance objectives.
- Proficiency with Microsoft Word and property management/rental software.
- Comfortable working with basic calculations and financial or operational information.
- Ability to work approximately 40 hours per week, with flexibility to support weekend staffing requirements and property emergencies when needed.
