Apartment Maintenance Technician – Columbus, OH

About the Position

We are seeking an experienced Apartment Maintenance Technician to join a multifamily apartment community in Columbus, OH.

We are looking for a hands-on, dependable technician who is highly knowledgeable in apartment maintenance and can confidently handle daily work orders, apartment make-readies, preventative maintenance, HVAC, plumbing, electrical, appliances, groundskeeping, and general property repairs.

The ideal candidate takes pride in their work, can troubleshoot issues independently, and understands the importance of providing quality service to residents and the onsite management team.

EPA Certification is preferred, and CPO Certification is a strong plus.

Responsibilities

  • Complete daily resident work orders and service requests
  • Troubleshoot and repair HVAC systems
  • Perform electrical troubleshooting and basic electrical repairs
  • Perform plumbing repairs, including toilets, faucets, sinks, drains, and leaks
  • Repair and replace appliances as needed
  • Complete apartment make-readies and unit turns
  • Perform drywall, painting, caulking, carpentry, flooring, and general repairs
  • Complete preventative maintenance throughout the community
  • Inspect apartments, common areas, amenities, and building systems
  • Assist with groundskeeping and maintaining the property's curb appeal
  • Maintain community amenities and common areas
  • Maintain clean and organized maintenance shops and storage areas
  • Monitor maintenance supplies, tools, and parts and communicate inventory needs
  • Coordinate with outside vendors and contractors when specialized repairs are required
  • Assist with vendor access and follow up on completed work
  • Properly document completed work orders and maintenance activities
  • Respond to emergency maintenance situations when needed
  • Participate in an on-call rotation
  • Follow all safety procedures and company policies
  • Maintain a professional and courteous relationship with residents, vendors, and onsite staff

Qualifications

  • Previous apartment/multifamily maintenance experience required
  • Strong knowledge of general apartment maintenance
  • Experience completing work orders and make-readies
  • HVAC troubleshooting and repair experience
  • Strong basic electrical and plumbing knowledge
  • Appliance repair experience preferred
  • Preventative maintenance experience
  • Experience with groundskeeping and general property upkeep
  • Ability to troubleshoot problems and determine appropriate repairs
  • Ability to work independently and prioritize daily responsibilities
  • Strong attention to detail and organization
  • Reliable transportation and dependable attendance
  • Willingness to participate in an on-call rotation
  • Professional communication and customer service skills

Certifications

  • EPA Certification – Preferred
  • EPA Universal Certification – Highly Preferred
  • CPO Certification – Preferred / Strong Plus
  • HVAC or additional maintenance certifications are a plus

What We're Looking For

We're looking for a technician who can do more than simply close work orders. The ideal candidate understands the full scope of maintaining an apartment community and can confidently handle issues from start to finish.

You should be comfortable walking into an apartment, diagnosing the problem, determining the appropriate repair, obtaining the necessary parts, completing the repair, and properly documenting the work.

Experience with HVAC, electrical, plumbing, appliances, make-readies, preventative maintenance, groundskeeping, inventory, and vendor coordination is highly valued.
