Commercial Construction Estimator

We are seeking an experienced Construction Estimator with a strong background in commercial construction estimating to prepare accurate and competitive cost estimates for construction and renovation projects.

The ideal candidate will have at least 5 years of commercial construction estimating experience, strong knowledge of construction methods and materials, and the ability to interpret drawings, specifications, and project documents. Experience estimating projects in healthcare, hospital, occupied facilities, or other highly regulated environments is highly valuable.

This role involves both office-based estimating and field/site activities, including project reviews, coordination with contractors and subcontractors, and verification of construction progress.

• Prepare detailed and accurate estimates for commercial construction projects, including:

  • Materials

  • Labor

  • Equipment

  • Subcontractor costs

  • General conditions and other project costs

• Review and interpret blueprints, architectural drawings, specifications, scopes of work, and other construction documents.

• Develop quantity takeoffs and calculate labor, material, equipment, and subcontractor requirements.

• Research current material, labor, subcontractor, and equipment pricing to develop competitive estimates.

• Solicit and evaluate pricing from suppliers, vendors, subcontractors, and contractors.

• Analyze project requirements, construction methods, and schedules to determine overall project costs.

• Evaluate the cost-effectiveness and financial feasibility of proposed construction work.

• Track estimated costs against actual project costs and identify potential cost variances.

• Review project changes, revisions, and scope adjustments and update estimates accordingly.

• Work closely with architects, engineers, owners, contractors, subcontractors, vendors, and internal teams to clarify scope and resolve estimating issues.

• Prepare estimates and cost summaries for management review, budgeting, and project planning.

• Maintain organized records and databases of suppliers, subcontractors, contractors, and pricing information.

• Use construction estimating, job-costing, spreadsheet, and other computer software to prepare and analyze estimates.

• Support contract negotiations and assist with evaluating bids and proposals.

• Conduct site visits to review existing conditions, verify project requirements, and support estimating activities.

• Identify potential construction risks, cost impacts, and scope gaps before projects begin.

• 5+ years of commercial construction estimating experience.

• Strong knowledge of commercial construction methods, materials, labor requirements, and project costs.

• Ability to read and interpret construction drawings, blueprints, specifications, and scopes of work.

• Experience performing detailed material and labor takeoffs.

• Experience obtaining and analyzing subcontractor and vendor bids.

• Proficiency with construction estimating, job-costing, spreadsheet, or related software.

• Strong mathematical, analytical, and problem-solving skills.

• Excellent attention to detail and accuracy.

• Strong written and verbal communication skills.

• Ability to communicate effectively with clients, architects, engineers, contractors, subcontractors, vendors, and internal teams.

• Ability to manage multiple estimates and projects in a fast-paced environment.

• Strong organizational and time-management skills.

• Bachelor's degree in Construction Management, Engineering, Quantity Surveying, or a related field.

• Experience with healthcare, hospital, commercial renovation, or occupied-facility construction.

• Familiarity with construction projects requiring strict safety, infection-control, and site-access procedures.

• Experience with construction estimating platforms, project management software, and advanced Excel/spreadsheet applications.

• Knowledge of applicable building codes, safety requirements, and construction regulations.

This position combines office-based estimating with field/site responsibilities.

The Estimator may work across active commercial construction sites and occupied facilities. The environment may include:

• Active construction zones

• Noise, dust, and varying temperatures

• Mechanical rooms and utility areas

• Occupied buildings and operational facilities

• Multiple concurrent construction projects

• Meetings with contractors, subcontractors, vendors, engineers, architects, and project teams

Candidates must be comfortable working in active construction environments while following all applicable safety, site-access, PPE, and facility-specific requirements.
