Mechanical Project Manager (HVAC & Plumbing)

Snapshot / Role Overview

We're seeking a Mechanical Project Manager in Orange County to own the full project lifecycle on large commercial HVAC, plumbing, piping, and sheet metal construction projects across Orange County and surrounding markets.

Impact

• Deliver multi-million-dollar mechanical scopes spanning HVAC, plumbing, piping, and sheet metal on time and within budget.
• Protect project margins through disciplined cost-to-complete forecasting and early identification of scope creep.
• Advance HCAI-regulated healthcare projects through inspection milestones with documentation that stays ahead of the inspector.
• Build general contractor and owner relationships that generate repeat work in the Fountain Valley and Irvine market.

Responsibilities

• Lead all project phases from buyout and procurement through punch list and closeout.
• Manage submittals, RFIs, and change orders using Bluebeam and project management platforms.
• Forecast cost-to-complete monthly, maintain WIP accuracy, and drive billing to protect cash flow.
• Conduct OAC meetings with general contractors and owners and communicate progress clearly.
• Coordinate BIM and prefab workflows with field superintendents to keep installation on schedule.
• Enforce HCAI compliance requirements and maintain complete documentation through all inspection milestones.
• Mentor project engineers and support field superintendents in resolving constructability and sequencing issues.

Requirements

Must-Haves

• Direct project management experience on large commercial mechanical construction involving HVAC or plumbing scope.
• Proven ability to manage buyout, subcontracts, procurement, submittals, RFIs, change orders, and closeout independently.
• Proficiency in Bluebeam and at least one project management or accounting platform such as Procore, Viewpoint Vista, or Sage 300.
• Strong cost forecasting and margin management skills on projects in the multi-million-dollar range.

Nice-to-Haves

• Prior experience on HCAI or OSHPD-regulated healthcare or hospital projects.
• Background in design-build or design-assist mechanical delivery.
• Medical gas project experience on the plumbing side.
