DIVERSIFIED REAL ESTATE MANAGEMENT has an opportunity for an experienced BUILDING MAINTENANCE TECHNICIAN in Center City Philadelphia.

ABOUT THE POSITION

The Chief Engineer is responsible for the day to day operational management of the building and the leadership of the engineering team.  The Chief Engineer is a leader and role model for the highest degree of professionalism and excellence.


JOB DESCRIPTION

Essential Functions and Responsibilities:

  • Oversee and maintain all building systems including HVAC, plumbing, electric and fire/life safety
  • Manage, oversee and train maintenance staff
  • Ensure high standards of maintenance/repair services are performed
  • Manage a robust preventive maintenance program
  • Communicate with tenants to ensure issues are resolved in a timely manner with minimal disruption to business
  • Coordinate inspections and certifications, and conduct emergency drills for the building
  • Management, testing and maintenance of life/safety systems
  • Ensure compliance with all applicable codes, regulations, and company policies
  • Request and review bids and proposals from vendors
  • Monitor the level and quality of work performed by contractors to ensure work is in compliance with specifications, Company standards, and safety protocols
  • Ensure superior maintenance, preventive maintenance and repairs of building equipment
  • Manage inventory levels of tools and supplies
  • Other responsibilities as assigned


Physical Requirements:

  • Regularly moving about the property while performing needed maintenance
  • Routinely bending, standing, climbing of ladders and stairs.
  • Lifting and carrying objects of up to 50 lbs.
  • General pushing and pulling


Education and Experience:

  • Minimum of seven years related work experience in a commercial property setting or residential building environment with a central plant
  • Experience managing a staff of technicians
  • Strong background and experience with centralized mechanical systems, including steam heat, chillers, air handlers, and life/safety systems
  • Certification in one or more building trade; such as, HVAC, electrical, mechanical and plumbing.

  • Answer after-hours emergency calls and be available to work overtime as needed
  • Must have a valid driver’s license
  • High School degree or equivalent required
  • Background check and substance abuse testing may be required prior to employment
