While the immediate focus of this position is retail property management, the broader portfolio includes a variety of property types. Direct retail property management experience is required for this role. Experience managing industrial or other commercial properties is considered a plus and will be valuable given the breadth of the overall portfolio.

Position Overview

 

The Senior Property Manager is responsible for maximizing the physical and financial performance of an assigned portfolio of commercial real estate assets in accordance with each owner's specific goals and objectives.

 

This individual will provide exceptional tenant service, administer leases effectively, manage staff and vendor relationships, and partner closely with accounting and leasing teams to ensure seamless property operations.

 

The Senior Property Manager will also work with the Chief Operating Officer / Property Management to mentor and develop team members, contribute leadership to the department, and help establish and implement best practices, policies, and procedures.

 

The portfolio is located throughout the Atlanta metropolitan area, primarily in Gwinnett County. No overnight travel is required.

 

Primary Responsibilities

 

  • Support successful tenancy by providing timely, considerate, and high-quality service to tenants.
  • Maintain positive and professional tenant relationships while ensuring lease compliance, including legal proceedings when necessary.
  • Partner effectively with accounting and leasing teams to ensure comprehensive and coordinated property management.
  • Conduct periodic property inspections to monitor property conditions and ensure contractor performance.
  • Manage vendor and contractor relationships to achieve quality results and maximize value.
  • Prepare and adhere to annual capital and operating expense budgets.
  • Serve as a review point for the budget reconciliation process.
  • Schedule and oversee capital improvement and expense-related work to ensure compliance with budget and timing requirements.
  • Oversee tenant construction projects.
  • Prepare portions of monthly management reports, including explanations of budget variances.
  • Manage, mentor, and support team members while contributing to a positive and enjoyable working environment.
  • Partner with the COO / Property Management to develop team members and promote departmental best practices.
  • Demonstrate and uphold the Company's core values.

 

Qualifications and Experience

 

  • Several years of commercial property management experience, with retail property management strongly preferred.
  • Experience managing office, medical, industrial, mixed-use, or flex properties is a plus.
  • Bachelor's degree preferred; an equivalent combination of education and relevant experience will be considered.
  • Strong understanding of property management budgeting and reconciliation processes.
  • Demonstrated experience managing, mentoring, and developing others.
  • Real estate license required; candidates may obtain the license after joining the company.
  • RPA, CPM, CCIM, or LEED designations are preferred.
  • Strong organizational skills, attention to detail, and the ability to manage multiple priorities effectively.
  • Self-starter who is self-disciplined, dependable, and demonstrates a strong work ethic.
  • Proficiency in Microsoft Word, Outlook, and Excel.
  • Experience with Yardi is highly desirable.
  • Excellent verbal and written communication skills.
  • Ability to work effectively with clients and a team of Property Managers, Accountants, and Leasing Agents.
