Job Description
This Project Manager role supports luxury residential construction projects, focusing on custom, high-end, and thoughtfully designed homes. You will play a key role in project planning, estimation, coordination, and financial management while collaborating closely with design, sales, trade partners, and clients. The position is ideal for a proactive, self-motivated professional who thrives in a fast-paced environment where precision, follow-through, and strong communication are essential.
Responsibilities
- Assist and support front-end leads, including design and sales teams, to ensure seamless project initiation and alignment with client expectations.
- Manage the full project estimate lifecycle, including preparing, reviewing, and updating estimates as project scopes evolve.
- Develop detailed project specifications and scopes of work that clearly define expectations for all stakeholders and trade partners.
- Oversee project material and design selections, ensuring choices align with budget, schedule, and the high-end standards of the homes.
- Oversee contract initiation, ensuring all agreements are accurate, complete, and properly documented.
- Assist with the development of initial project schedules and maintain accurate timelines throughout the life of each project.
- Manage and maintain project financials, including budgets, cost tracking, and reporting to support informed decision-making.
- Review labor reports, perform labor forecasting, and verify timecards to ensure accurate labor allocation and cost control.
- Oversee project closeout tasks, including documentation, punch lists, and user training to provide a smooth transition for homeowners.
- Develop and maintain strong working relationships with trade partners, vendors, clients, and colleagues to support successful project delivery.
- Visit job sites as necessary to monitor progress, quality, safety, and adherence to plans and specifications.
- Run project meetings, prepare agendas, and ensure all necessary project documentation is created, maintained, and distributed.
- Promote a culture of safety, teamwork, and cooperation across all project stakeholders.
Essential Skills
- Excellent organizational skills and strong attention to detail to manage multiple high-end residential projects simultaneously.
- Excellent verbal and written communication skills to interact effectively with clients, trade partners, vendors, and internal teams.
- Proficiency with computers and common office software, including Microsoft Office and Google Suite.
- Experience using Adobe software for project documentation or design-related tasks.
- Experience with construction management software and scheduling software to plan, track, and report on project progress.
- Experience with Bluebeam or similar tools for reviewing and marking up plans and documents.
- Ability to read, understand, and interpret architectural and construction plans and specifications.
- Knowledge of local and state building codes and the ability to apply them to residential construction projects.
- Professional appearance and demeanor when representing the company in meetings and on job sites.
- Valid drivers license to travel between office and job sites as needed.
- Bachelors degree in construction management or a similar field.
- Residential new build construction experience.
- Approximately 35 years of experience in construction or project management, preferably within residential construction.
Additional Skills & Qualifications
- Experience in the high-end luxury home market is preferred and will help in understanding the expectations of discerning clients.
- Experience in field-based construction work is a plus, providing practical insight into job site operations and trade coordination.
- Experience with project management, construction management, residential construction, and project coordination.
- Familiarity with estimation processes and change order management in construction projects.
- Exposure to commercial construction is beneficial and can broaden understanding of different project types.
- Degree in construction management or a closely related discipline is strongly preferred.
Work Environment
This is an in-person role based in a brand-new office environment, supporting the delivery of high-end custom homes. You will spend prolonged periods sitting at a desk working on a computer to manage estimates, schedules, documentation, and communication. The position also requires regular visits to active job sites, where you will walk on uneven surfaces and be exposed to a variety of weather conditions while monitoring progress and quality. You must be able to lift and move heavy objects and materials when necessary. The work setting emphasizes professionalism, collaboration, and a commitment to craftsmanship, offering the opportunity to contribute to distinctive luxury residential projects.
Job Type & LocationThis is a Permanent position based out of Sioux Falls, SD.
Pay and BenefitsThe pay range for this position is $85000.00 - $100000.00/yr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
