Job Description

LAND USE & ZONING ATTORNEY

3-9 Years’ Experience Ideal | New Jersey

What if your next move gave you the opportunity to work on bigger, more sophisticated development projects — with the resources, clients, and platform to take your land use practice to the next level?

A highly respected New Jersey law firm is looking to add an experienced Land Use & Zoning Attorney to its sophisticated and expanding real estate and redevelopment practice.  This is an opportunity worth exploring for attorneys who are actively considering a move — as well as those who are not actively looking but would make a change for the right opportunity.

WHY THIS OPPORTUNITY?

You’ll work directly with developers, property owners, institutional clients, public utilities, and other sophisticated stakeholders on significant development and redevelopment projects throughout New Jersey.  Rather than being limited to one aspect of land use, this role offers exposure across the full life cycle of a project — from initial due diligence and approvals through redevelopment, permitting, and, when necessary, litigation.

Your practice will include:

·         Representing clients before planning boards, zoning boards, municipal governing bodies, and other governmental agencies.

·         Handling complex site plan, subdivision, variance, rezoning, and general development plan applications.

·         Obtaining and defending land use approvals and permits.

·         Advising clients on New Jersey redevelopment projects and redevelopment processes.

·         Handling redevelopment area designations, redevelopment plans, redeveloper agreements, PILOT arrangements, redevelopment incentives, and economic development programs.

·         Conducting sophisticated land use and zoning due diligence for acquisitions, dispositions, leasing transactions, and development projects.

·         Handling land use and redevelopment litigation before New Jersey state courts.

·         Coordinating with planners, engineers, architects, environmental consultants, municipal officials, and other professionals.

·         Providing clients with practical, business-oriented advice designed to keep complex projects moving forward.

WHO SHOULD CONSIDER THIS ROLE?

You may be a particularly strong fit if you are a 5–7 year New Jersey attorney who has developed a solid foundation in land use and zoning and is ready for greater responsibility, more sophisticated matters, and continued professional growth.

The ideal candidate will have:

·         3–9 years of substantive land use and zoning experience.

·         Admission to practice law in New Jersey.

·         Experience appearing before planning boards, zoning boards of adjustment, municipal governing bodies, and governmental agencies.

·         Strong knowledge of New Jersey's local, county, regional, and state land use regulatory framework.

·         Experience managing complex land use applications and coordinating multiple governmental approvals.

·         Familiarity with redevelopment and economic development matters.

·         Experience with land use litigation is strongly preferred.

·         Excellent legal research, writing, negotiation, and advocacy skills.

·         The ability to take ownership of matters while collaborating effectively with clients and other professionals.

FOR THE ATTORNEY WHO ISN'T ACTIVELY LOOKING...

You don't have to be unhappy in your current position to consider what's next.

If you've built a strong land use practice but are wondering whether there is an opportunity that offers more sophisticated work, greater responsibility, stronger client exposure, or a better long-term platform, this is a conversation worth having.

The firm offers the opportunity to work alongside experienced attorneys on significant New Jersey development and redevelopment matters, while continuing to expand your substantive expertise and client relationships.

COMPENSATION & BENEFITS

$210,000–$230,000 DOE + base salary, commensurate with experience, qualifications, and overall fit.

The comprehensive benefits package includes:

·         Medical, dental, and vision coverage

·         401(k) retirement plan

·         Paid time off

·         Firm-sponsored benefits and additional employee perks
