Job Description

As Property Manager, you will oversee the day-to-day management of on-site staff and two USDA/HUD properties in Saugerties. You will support leasing, tenant relations, compliance, property operations, staff administration, reporting, and the maintenance of safe, decent, and sanitary units.

 

Responsibilities

  • Manage HR and payroll activities for site personnel.
  • Lease properties promptly to maintain a high level of occupancy.
  • Maintain accurate tenant files and documentation for applications, recertifications, and continuing eligibility.
  • Manage tenant interactions, rent collection, lease administration, annual recertifications, and tenant retention.
  • Conduct timely move-in, exit, housekeeping, and other property inspections in accordance with established standards.
  • Prepare and maintain rent rolls, rent adjustments, tenant lists, delinquency reports, vacant-unit lists, transfer requests, and other required records.
  • Ensure units remain decent, safe, and sanitary.
  • Document deficiencies, prioritize repairs, and follow up with appropriate personnel to ensure timely completion.
  • Prepare weekly and monthly reports for corporate headquarters.

 

Required Qualifications

  • 3-5 years of residential real estate property management experience, including at least 1 year in a supervisory capacity.
  • Knowledge of USDA properties and local and federal laws.
  • LIHTC certification; training may be provided if needed.
  • Knowledge of building maintenance.
  • Experience managing property budgets and maintaining budgetary compliance.
  • Proficiency in Yardi, Microsoft Excel, Word, and Outlook, along with bookkeeping, accounts payable, and accounts receivable.
  • Excellent verbal and written communication skills.
  • Strong time management, prioritization, attention to detail, and interpersonal skills.
  • Self-motivation, initiative, punctuality, consistent attendance, and a strong work ethic.

 

Preferred Qualifications

  • College degree.
  • LIHTC Certification
