Our Client, a family-owned commercial general contractor in the Indianapolis area, is seeking a Superintendent to run a handful of small commercial projects at once: tenant improvements and ground-up buildings of $2M and under, across Central Indiana.

About the Company

Our Client is a long-established, family-owned commercial builder with multi-generation ownership. The company has decades of experience in both interior build-outs and ground-up commercial buildings. Most of the work is design-build for owners who are building or expanding a business. The project mix includes dental and medical offices, professional and corporate office space, retail and personal services spaces, and small ground-up commercial buildings. Most projects are in the Indianapolis metro area. The company is known for long-tenured employees and trade partners, and a large share of its work comes from repeat clients.

The Role

The Superintendent owns the field on several small projects running at the same time, each $2M or less. You set the schedule, direct the trades, and are the person the client sees on site. This is a multi-site role. You plan your week around the critical activities on each project, move between sites daily, and keep every job moving. You work alongside the company's project managers, who handle contracts, buyout, and budget.

What You'll Do

  • Build and maintain the schedule for each project, with two- to three-week look-aheads for trades and suppliers
  • Review drawings, specifications, and scopes before mobilization and flag conflicts early
  • Sequence your own time across sites so inspections, pours, deliveries, and critical installs are covered
  • Direct and coordinate subcontractors on site, and hold them to schedule, scope, and workmanship
  • Coordinate dental and medical equipment vendors so plumbing, electrical, and blocking are in place before equipment arrives
  • Manage phased work in occupied buildings with minimal disruption to tenants, patients, and neighbors
  • On ground-up projects, manage sitework, utilities, foundations, shell, MEP rough-in, and finishes through turnover
  • Schedule and attend municipal inspections, and resolve corrections quickly
  • Inspect work in place against the drawings and the company's finish standards before it gets covered up
  • Enforce site safety and OSHA requirements, run toolbox talks, and keep sites clean and secure
  • Be the on-site point of contact for owners, many of whom are building their first location
  • Keep the project manager current on progress, field changes, RFIs, and anything that affects cost or schedule
  • Keep daily logs and progress photos for every project
  • Drive the punch list to zero and hand over a finished space on the date promised

What You Bring

Required

  • 5+ years as a commercial construction superintendent
  • A track record of running multiple projects at once, not only single large sites
  • Experience on both interior tenant improvements and ground-up construction
  • Working knowledge of all major trades, building codes, and the permit and inspection process
  • Ability to read and interpret drawings and specifications, and to catch problems before they are built
  • Scheduling skill, including building and maintaining look-ahead schedules
  • Clear, professional communication with owners, architects, inspectors, and trade partners
  • OSHA 30 certification, or the ability to obtain it soon after hire
  • Comfort with phones, tablets, and construction software for logs, photos, and schedules
  • Valid driver's license and reliable daily travel between job sites in Central Indiana

Preferred

  • Dental or medical build-out experience, including equipment and specialty plumbing and electrical coordination
  • Design-build project experience
  • Experience working in occupied buildings
  • Established relationships with Central Indiana subcontractors and with building departments in Hamilton and Marion counties
  • A carpentry or other trade background
  • First Aid and CPR certification
