Project: Interior and Exterior Painting of a Two-Story Commercial Building

Position Summary

We are seeking a dependable commercial painter with at least three years of hands-on experience to perform interior and exterior painting on a two-story commercial building. The ideal candidate can independently complete assigned preparation and painting tasks, produce consistent professional finishes, and work safely under the direction of a foreman or project supervisor.

Key Responsibilities

• Prepare drywall, stucco, masonry, wood, and metal surfaces by cleaning, scraping, sanding, patching, and caulking as appropriate.
• Identify and report moisture damage, loose coatings, deteriorated substrates, and other conditions that could affect paint adhesion or finish quality.
• Protect floors, windows, doors, fixtures, landscaping, and adjacent surfaces with masking materials and drop cloths.
• Apply specified primers, sealers, and finish coatings using brushes, rollers, and spray equipment when assigned.
• Paint interior walls, ceilings, doors, frames, and trim, along with exterior walls and other designated surfaces.
• Follow product instructions for surface preparation, application, drying time, and recoating.
• Maintain clean cut lines, uniform coverage, and consistent color and sheen; correct drips, runs, missed areas, and other defects.
• Safely work from approved ladders, scaffolding, or aerial lifts appropriate to the assigned task and personal training.
• Coordinate with the crew to meet production goals while protecting building occupants and maintaining access to work areas.
• Clean and maintain equipment, organize materials, and leave the jobsite orderly each day.
• Complete touch-ups and punch-list work before final inspection.

Required Qualifications

• Minimum of three years of verifiable commercial painting experience, including interior and exterior work.
• Ability to complete routine surface preparation and painting with limited supervision.
• Working knowledge of common commercial coatings and proper application methods.
• Proficiency with brushes, rollers, masking tools, sanders, and other standard painting equipment.
• Ability to recognize when a surface requires additional preparation or supervisor review.
• Ability to follow work instructions, finish schedules, and product labels.
• Willingness and ability to work at heights on a two-story building using appropriate access equipment.
• Reliable attendance, punctuality, and dependable transportation to the assigned jobsite.

Preferred Qualifications

• Experience operating airless spray equipment and controlling overspray.
• Experience painting commercial stucco, masonry, drywall, and metal doors or frames.
• Current aerial-lift or scaffold training relevant to assigned duties.
• Experience working in occupied commercial buildings.
• OSHA 10 construction training.
• Bilingual English/Spanish communication skills.

Physical Demands and Work Environment

The role involves prolonged standing, bending, reaching, climbing, and repetitive use of painting tools. Work takes place indoors and outdoors, with exposure to weather, dust, and coating materials. Candidates must be able to perform the essential job functions, with reasonable accommodation, and use required protective equipment.

Successful painters deliver properly prepared surfaces, clean and uniform finishes, steady production, minimal rework, and a safe, organized work area. They communicate problems promptly and follow the supervisor’s direction throughout the project.
