Lead a HUD / Project-Based Section 8 community as a Property Manager in Clearlake, CA!

We're seeking an experienced Property Manager to oversee a HUD-assisted, Project-Based Section 8 community. If you know HAP contracts, TRACS, and HUD recertifications inside and out, we want to hear from you.

What you'll be doing:

• Oversee all daily operations and lead, train, and support the on-site team

• Manage HAP contract compliance and monthly TRACS submissions

• Complete annual and interim recertifications using EIV

• Maintain accurate, audit-ready tenant files and prepare for Management & Occupancy Reviews (MOR)

• Handle rent collection, ledgers, and delinquency follow-up

• Build positive resident relationships and resolve concerns professionally

• Coordinate maintenance and vendors and conduct property inspections

• Use property management software (Yardi or RealPage) for operations and reporting

What we're looking for:

• +1 year as a Property Manager on HUD / Project-Based Section 8 properties

• Strong knowledge of HAP contracts, TRACS, EIV, and HUD Handbook 4350.3 recertification rules

• Excellent leadership, organization, and communication skills

• Solid understanding of Fair Housing requirements

• COS, NAHP, SHCM, or BOS certification a plus

Schedule: Monday to Friday from 8:00am to 5:00pm

Pay: $24.00-$26.00/per hour, paid weekly
