A commercial construction company specializing in new construction, renovations, and restoration projects. The company works on a variety of commercial properties, including occupied and historic buildings, and emphasizes quality execution, client communication, and effective project management.
The Project Manager oversees commercial construction projects from contract award through final closeout, with a focus on both new construction and renovation or restoration work. This role manages project budgets, schedules, subcontractors, documentation, and client relationships while coordinating closely with the Site Superintendent to ensure projects are completed safely, efficiently, and according to expectations.
The ideal candidate has general contractor experience managing commercial projects, including renovations or restoration work, and can independently manage multiple projects while maintaining strong relationships with owners, architects, subcontractors, and internal teams.
Project Planning and Execution
- Lead project kickoff meetings, procurement planning, subcontractor buyout, and contract execution.
- Develop and manage project schedules in coordination with the Site Superintendent.
- Coordinate project activities to ensure work progresses according to established timelines and requirements.
- Manage multiple commercial construction projects simultaneously.
- Plan construction activities in occupied or sensitive environments, including schools, churches, medical facilities, public buildings, and historic properties.
- Manage project budgets, cost tracking, forecasting, and financial performance.
- Review and process change orders, pay applications, and related project documentation.
- Monitor costs and schedules to identify potential risks and resolve issues promptly.
- Coordinate subcontractor agreements and manage contractual obligations.
- Maintain accurate project financial records and communicate budget updates to relevant stakeholders.
- Manage subcontractor relationships, scopes of work, agreements, and performance.
- Coordinate with the Site Superintendent on manpower, scheduling, sequencing, and field execution.
- Address construction challenges and coordinate solutions with project stakeholders.
- Maintain accountability for project quality, schedule, and budget objectives.
- Lead owner and architect meetings and maintain clear, professional communication.
- Manage requests for information (RFIs), submittals, and project correspondence.
- Communicate project progress, changes, risks, and decisions to clients and internal teams.
- Maintain accurate project documentation and ensure timely follow-up on outstanding items.
- Coordinate punch lists and completion of outstanding work.
- Manage warranties, closeout documentation, and final project turnover.
- Ensure required project records and deliverables are completed and submitted.
- Coordinate with clients, subcontractors, and field teams to support a smooth handover.
- Full-time commercial construction project management role based in the Indianapolis area.
- Requires coordination with site superintendents, subcontractors, owners, architects, and other project stakeholders.
- Project environments may include occupied buildings, historic properties, schools, churches, medical facilities, and public buildings.
Requirements
- 5+ years of experience managing commercial construction projects for a general contractor.
- Demonstrated experience with commercial renovations or restoration projects; experience limited exclusively to ground-up construction is not sufficient.
- Ability to manage project budgets, schedules, subcontractors, and client relationships independently.
- Experience managing multiple projects concurrently.
- Strong communication and relationship management skills, particularly with owners and architects.
- Clear, professional written communication skills.
- Degree in Construction Management, Engineering, or a related field, or equivalent practical construction experience.
- Must live within commuting distance of Indianapolis, Indiana.
- Strong organizational, problem-solving, and time-management skills.
Benefits
- Manage a diverse portfolio of commercial construction and renovation projects.
- Take ownership of projects from contract execution through final turnover.
- Collaborate directly with owners, architects, subcontractors, and field leadership.
- Work on projects involving occupied, historic, and operational buildings.
