Preconstruction Estimator - Multifamily & Affordable Housing

Position Overview
We are seeking a detail-oriented Preconstruction Estimator to produce accurate cost estimates and budgets for multifamily and affordable housing projects. The role supports preconstruction activities including quantity takeoffs, subcontractor solicitation, value engineering, and coordination with design and project teams. The ideal candidate is experienced with LEED and green-building requirements, and committed to delivering competitive, buildable estimates for complex housing projects.

• Develop conceptual, schematic and detailed cost estimates and preconstruction budgets for multifamily and affordable housing projects.
• Perform accurate quantity takeoffs and assemblies using digital takeoff tools and plan review.
• Solicit, evaluate and summarize subcontractor and supplier proposals; prepare bid comparisons and recommendations.
• Coordinate with architects, engineers and project teams to clarify scope, resolve ambiguities, and incorporate design changes into estimates.
• Lead value engineering sessions to identify cost savings and constructability improvements without compromising project goals.
• Manage estimating workflows and documentation in Procore and maintain cost data and estimate backup in Sage.
• Integrate LEED and other green building requirements into estimates, including Energy Star and Enterprise Green Communities considerations.
• Prepare clear estimate narratives, assumptions, and presentations for internal review and client meetings.
• Support occupied rehab and renovation planning, including safety protocols (RRP rules) and sequencing for minimal occupant disruption.
• Respond to RFIs during preconstruction and assist with permitting, phasing, and schedule development as needed.

Qualifications

• 5+ years of estimating experience with a focus on multifamily and affordable housing projects.
• Proven proficiency with Procore and Sage for estimating and project documentation.
• Strong working knowledge of LEED requirements and experience incorporating green-building standards into cost models.
• Excellent quantity takeoff skills; experience with PlanSwift or similar takeoff software preferred.
• Familiarity with affordable housing programs and regulations such as LIHTC and HUD preferred.
• Experience with public housing, PNA's/CNA's, APA, occupied rehab planning, renovation and rehab projects is a plus.
• Working knowledge of RRP rules and other safety/lead protocols for occupied rehabs.
