Development Cost Manager

A leading privately held real estate development and investment firm is seeking a Development Cost Manager to support large-scale development and construction projects. This individual will serve as a key link between development, construction, accounting, and legal teams while overseeing project budgets, cost reporting, forecasting, and financial controls.

Responsibilities

• Manage weekly and monthly project cost reporting for senior management, partners, lenders, and other stakeholders
• Maintain detailed hard and soft cost budgets throughout the development lifecycle
• Partner with development, construction, and accounting teams to establish project cost-code structures
• Track budgets, contracts, allowances, unbought scope, holds, and project contingencies
• Manage and report on change events, including budget sources, exposures, and projected costs
• Prepare cost analyses incorporating historical results, current commitments, risks, and forecasts
• Work with development, design, and construction teams to prepare and review project estimates
• Prepare and maintain project cash-flow forecasts
• Partner with procurement to validate bid-package budgets and track project holds
• Identify anticipated cost risks and incorporate exposures into project projections
• Support contract closeout and ensure final costs are accurately captured

Qualifications

• 5 years of relevant experience in real estate development, construction management, or project cost management
• Bachelor's degree in Engineering, Construction Management, or a related field
• Strong understanding of development budgets, construction costs, forecasting, and procurement
• Experience managing complex hard and soft cost budgets
• Strong analytical, reporting, and communication skills
• Ability to communicate project cost performance and risks to senior leadership
