Job Description
Title: Project Manager – High End Residential
Location: East End / Hamptons, NY
Currently seeking a Project Manager for a High End Residential Design-Build firm on the East End. Interested candidates should have 6+ years of construction experience, with at least 3 years managing high-end residential projects for a GC or design-build firm. Experience as the lead Project Manager on high-end private homes is required and running projects in the range of $500K to $3M.
Our client is an established design-build firm building custom homes, additions and high-end renovations across the East End.
The Role
Lead high-end residential projects from construction handoff through closeout. You own the client relationship, schedule, budget and subcontractors.
Responsibilities
• Review contracts, plans, allowances and subcontractor quotes at handoff and flag gaps
• Build and hold the project schedule, including long-lead items and client decisions
• Manage job costs, approve pricing against budget and document change orders
• Lead subcontractors and hold standards for quality, safety and site protection
• Keep a regular field presence and verify work before it is covered
• Serve as the client's main contact and coordinate with architects and designers
• Drive punch list, inspections, CO and closeout
Requirements
• Proven track record managing high-end residential projects as the lead PM
• Strong command of budgets, schedules, change orders and closeout
• Professional client presence and dependable follow-through
• Lives on the East End or is relocating
