Ensure compliance with NYC DOB, FDNY, and Local Law requirements (including Local Law 11, 97, and 152), and resolve violations promptly
Oversee fire and life safety systems, and prepare buildings for agency inspections
Conduct regular site inspections to assess building conditions and staff performance
Serve as the escalation point for building emergencies and respond as needed, including after hours

Background in commercial real estate or institutional facilities strongly preferred
Experience preparing capital budgets and managing capital projects
Proven ability to hire, lead, and manage field teams, including unionized staff
Strong working knowledge of building systems, including boilers, HVAC, plumbing, electrical, elevators, and fire and life safety systems
Thorough understanding of NYC building codes and compliance requirements
Strong organizational and communication skills, with the ability to manage multiple priorities across sites
Valid driver’s license and ability to travel between buildings in all five boroughs
