Education, Work Experience, Licensing and Certification:

High School, GED or Trade School Degree preferred, but not required.

Must have and maintain a vehicle and current and valid driver's license. This requirement is a condition of employment for the Maintenance Technician position.

Technical Knowledge

Awareness of federal, state and local laws and regulations concerning multi-family housing, Fair Housing and awareness of risk management and safety.
Language Skills


Ability to read, analyze and interpret reports, operational instructions, and policy and procedures manual. Ability to effectively present information verbally and respond to questions from the general public or to seek appropriate translation services. Ability to follow instructions. Good communication and listening skills are required.

Mathematical Skills:

Ability to perform basic calculations using addition, subtraction, multiplication and division.

Authority:

This position does not have purchasing authority nor does it have authority to bind the organization contractually.

Physical Requirements:

The physical demands described herein are representative of those that must be met by every employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to talk, hear and use a sense of smell. The employee is required to use visual, auditory and tactical senses when inspecting property. The employee should expect a variety of physical activity, including standing, walking, climbing and lifting to perform the necessary job functions. The employee must be capable of lifting or moving heavy objects in excess of 25 lbs. with some regularity and using gross and fine motor skills on a regular basis.

Work Environment:

Work is conducted indoors and outdoors and in extreme weather conditions.

Travel Requirement:

Occasional travel may be required to other properties during the workday or during an emergency situation. Overnight travel may be required.

External Description:
Responsible for the day-to-day maintenance operations and maintaining the physical upkeep of the property under the direction of the Service Manager.

Responsibilities:
I. Technical and Risk Management Responsibilities
a. Maintains key control by recording use and return of all keys by the end of the business day.

b. Completes service requests as assigned by the Service Manager.

c. Recognizes and troubleshoots maintenance needs on the property.

d. Completes the make ready process for vacant apartments as directed by the Service Manager.

e. Performs maintenance tasks including but not limited to general repairs, plumbing repairs, carpentry, drywall repairs, repairing or installing vinyl flooring, electrical, troubleshooting and repairing HVAC systems.

f. Participates in snow removal efforts and other emergency events as required during or after hours.

g. Assists Service Manager with completing preventive maintenance program.

h. Participates in emergency on-call service rotation and adheres to the established schedule as approved by the Property Manager and Service Manager. Returns emergency calls within 15 minutes and arrives at location to respond for corrective action within 45 minutes. Assesses the severity of the emergency and contacts the Service Manager if necessary.

i. Troubleshoots issues and collaborates with Service Manager for most effective and cost conscious solution.


II. Administrative Responsibilities
a. Completes on-call sheets and service requests neatly and thoroughly with specific details regarding action taken and amount of time spent on the issue. Submits on-call sheets to the Property Manager in a timely manner as required. Submits service requests with regularity throughout the day to office staff members.

b. Obtains proper identification and residency verification in the event of a lock-out. Ensures that lock-out forms are completed, signed by the resident and submitted to the office on the next business day.


III. Training Participation
a. Participates in ongoing training as directed.

b. Obtains CFC Certification and other environmental or safety training as necessary.

Essential Functions:
Essential duties and responsibilities include but are not limited to assisting in the day-to-day operations, overall maintenance and upkeep of the community and associated efforts. This will require heavy lifting in excess of 25 lbs. with frequency. The employee is required to have and use an insured, personal vehicle to transport maintenance-related materials to the work area. Must have tools and approved work boots necessary to perform basic job functions safely. Uses personal protective equipment as necessary. This also includes the ability to work varying hours, including overtime and weekends at any CRC property.
