Opportunity Summary
The HVAC Project Manager performs leadership responsibilities ensuring the safe, efficient, reliable operation and maintenance of the site. All duties are performed in compliance with site policies, procedures, rules, and regulations pertaining to operations, safety, conduct, and housekeeping. Protects the Owner’s investment in machinery, equipment and facilities by exercising care, skill and knowledge.
The HVAC Project Manager is responsible for managing the daily operations and routine maintenance of the project. The HVAC Project Manager directs the implementation of the Operating Plan and identifies those areas which may need improvement or further development. Ensures the project operating conditions are always kept within optimum limits.
Primary Duties/Responsibilities
Plans, directs, and coordinates activities of designated project to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters by performing the following duties personally or through peers/subordinate supervisors
Plans and analyzes assigned projects, establishes schedules and project parameters and sets procedures to accomplish system objectives, involving complex contracting applications
Reviews project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project
Establishes work plan and staffing for each phase of project and arranges for recruitment or assignment of project personnel as required/necessary
Confers with project staff to outline work plan and to assign duties, responsibilities, and scope of authority
Coordinates project activities regarding government regulatory or other governmental agencies such as required project permitting
Reviews status reports prepared by project personnel and modify schedules or plans as required including generating tasks, estimates, dependencies; milestones, Project Analysis through required project documentation such as AIA
Establishes a professional relationship with the customer and interfaces constantly to maintain accurate status reports and project reviews
Prepares project reports for management, client, or other
Responsible for maintaining the accuracy of the forecasted cost at completion
Responsible for timely completion of assigned projects and customer satisfaction
Maintains customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff
Obtains acceptance and timely sign-off of the project by the customer
Responsible for the successful completion of the project
Assist Coordinator in obtaining required sub-contract Agreements or project documents required for file

Physical Requirements and Working Conditions
Physical requirements include the possibility of standing for extended periods of time, requiring stair and ladder climbing and routinely lifting up to 50 pounds. Protective equipment must be worn in the performance of some duties (e.g. hard hats, safety glasses, air masks, ear protection, chemical suits, hot gloves and high voltage protective equipment, etc.). Work with hazardous materials may be required.
Position requires extended working hours and varied shifts with weekend and holiday work, as required by schedules, work load and plant conditions. "On call" status will periodically be required.
All employees will participate in the Fitness for Duty Program. This program includes a post-offer physical examination and drug screening and post-employment random drug screening. There are extensive smoking restrictions in and around the facility.

General maintenance and practical skills with knowledge and experience in plumbing, electrical, painting and drywall repair. Ability to repair lighting ballast, belts, bearings and fixtures 20' high. Good customer service and the ability to track trends to resolve tenant work orders. Troubleshooting and analytical skillset highly needed for this opportunity.
Work hours 9am to 5pm Monday through Friday.
