About the Position:

Reporting to the Chief Development Officer of Cologix, the Senior Director, Real role is responsible for sourcing land for future development for all of North America, leading real estate diligence and execution of real estate M&A efforts and optimizing the existing real estate portfolio. This role involves assessing market trends in all North America markets, identifying investment opportunities, and coordinating real estate projects to maximize returns while ensuring compliance with relevant regulations.

What you do daily:

  • Evaluate and implement a comprehensive land acquisition strategy to support the organization's growth objectives.
  • Identify potential land acquisitions, assess their suitability, and negotiate purchase agreements.
  • Conduct in-depth market research to understand local and regional real estate trends.
  • Collaborate with internal and external teams to determine power availability and fiber routes working closely with internal and external individuals.
  • Analyze demand, supply and pricing dynamics, competition, and emerging opportunities in various real estate sectors.
  • Oversee the management of existing land assets, including lease agreements, land use planning, and property maintenance.
  • Optimize the utilization of land holdings to generate revenue and capital appreciation.
  • Collaborate with development teams to plan, initiate, and monitor real estate development projects.
  • Ensure real estate projects are executed within budget, on time, and in compliance with regulatory requirements.
  • Create financial models to assess the viability of real estate projects.
  • Provide budget estimates and funding requirements for land acquisitions and project development working with our Development team.
  • Stay informed about zoning regulations, tax incentives, environmental laws, and other legal aspects relevant to real estate projects.
  • Work with our Legal and Development teams to ensure compliance with all legal requirements throughout the land acquisition.
  • Identify potential risks associated with land acquisition and real estate projects and develop strategies to mitigate them.
  • Communicate with internal stakeholders, including senior management and relevant departments, to align land acquisition and real estate activities with the organization's strategic goals

What makes you a good fit: (Qualifications)

  • Knowledge of data center business.
  • Track record in real estate transactions.
  • Bachelor's degree in real estate, finance, business, or a related field.
  • 10-15 years' experience in land acquisition, real estate management, or real estate development.
  • Real estate broker (preferred but not required).
  • Power and fiber knowledge.
  • Strong understanding of North America real estate markets and trends.
  • Proficiency in financial analysis and modeling.
  • Knowledge of zoning and land use regulations.
  • Excellent negotiation and communication skills.
  • Strong project management and organizational abilities.

Individual compensation will be commensurate with the candidate's experience. This position will also be eligible for an annual bonus.

Salary Range
$160,000-$180,000 USD
