The Special Assets Manager primarily works with borrowers who exhibit indications of potential financial difficulties with the objective of rehabilitation/retention of business relationships. This position will also be responsible for working with borrowers experiencing financial difficulties with objectives of minimizing bank losses and maximizing bank recoveries, as necessary.

DUTIES & RESPONSIBILITIES

1.Manages a loan portfolio of sub-rated, retain-strategy, loans with the objective of working with borrowers to correct the issues causing these ratings, upgrading the loans to PASS ratings and returning the loans to the bank for ongoing management of the loan. Also manages a portfolio of sub-rated, exit-strategy, loans and all sub-rated, non-performing loans existing in the bank portfolio.
2.Builds and maintains open communication with assigned banks to ensure assigned loan portfolio is effectively managed from a market perspective, to ensure potential problem loans are detected early and to facilitate the involvement of, or transfer to, Special Assets when appropriate.
3.Effectively analyzes assigned loan portfolio to include documentation review, collateral evaluation, financial condition and survivability prospects, as well as determination of managerial, operational and/or environmental issues.
4.Analyzes, develops and monitors overall resolution strategy on assigned credit relationships to include rehabilitation/turnaround, liquidation, pre-bankruptcy planning and litigation. Reviews strategy and advises bank on those potential problem loans managed directly by the bank.
5.Actively manages assigned loan portfolio toward resolution through establishing overall strategy, action steps and timeframes with senior management, borrowers and vendors, i.e. attorneys, appraisers, brokers, etc.
6.Effectively negotiates with borrowers and others in a manner consistent with overall strategy while maintaining objectivity, professionalism and a sense of urgency.
7.Complies with established processes and procedures with respect to credit decisions, reporting, file documentation and file maintenance.
8.Becomes actively involved in all sub-rated credits, beginning at the time of downgrade. Directly manages/advises on all substandard credits, and directly manages all non-performing credits.
9.Immediately upon downgrade to Watch List, in conjunction with the lender, establishes appropriate action steps to either improve or exit the relationship.
10.Immediately upon downgrade to substandard, provides direction and assistance to the lender to insure that the action steps are taken promptly, adjustments to the plan are made when necessary as each of the steps is completed and, in conjunction with the Special Assets Director and Bank President/Senior Lender, determines appropriateness of transfer to Special Assets.
11.Becomes the primary contact for the customer and outside legal counsel, if necessary.
12.Uses the lender for assistance when necessary to accomplish tasks that may be required on a local basis.
13.Keeps bank management, the Special Assets Director, the assigned Credit Officer, Loan Review, and the Chief Credit Officer informed of the action plans and any significant events.
14.Informs the Special Assets Director, Loan Review and the Chief Credit Officer when an account has become impaired, and provides an estimate of realizable collateral value along with the costs to be incurred to realize that value.
15.For Sub-rated loans directly managed by the bank, if lender fails to establish appropriate action steps, or fails to act on those in a timely manner, brings those actions or inactions to the attention of the Special Assets Director, bank management and the Chief Credit Officer.
16.Prepares problem loan reports, as required, for assigned credits, and oversees lender's preparation of problem loan reports, for each of the boards of directors.
17.Represents Heartland within selected community, civic, business, and industry activities.
18.Completes annual E-Learning Plan and Bank Secrecy Act (BSA) training as assigned and keeps up-to-date knowledge of BSA as it relates to the job function.
19.Performs other duties as assigned, particularly those associated with the duties of a Commercial Loan Officer of the member banks.

REQUIRED SKILLS & EXPERIENCE

  • Bachelor's Degree in Accounting, Finance or a related field required

  • 3-5 years of experience in commercial lending and problem loan management

  • Ability to calculate discounts, interest, commissions, proportions, percentages, area, circumference, and volume

  • Ability to apply concepts of accounting in accordance with GAAP

  • Advanced knowledge of Microsoft Office preferred

The targeted salary for this role is:

$112,161.00 - $145,809.00
