PROPERTY MANAGER

As a Property Manager, you will be:
  • Providing excellent customer service and establishing rapport with residents, prospective residents, vendors, and team members.
  • Maintaining 100% occupancy/lease up at the apartment community.
  • Marketing the property in the local community, and with prospective residents, and preparing market surveys.
  • Conducting tours, showings, open houses, and application interviews with prospective residents.
  • Conducting lease signings and new resident orientations to welcome residents to their new home.
  • Inspecting apartment units for residents move-in & move-out.
  • Maintaining the apartment community by ensuring excellent curb appeal and maintenance of the apartment community.
  • Overseeing maintenance and/or grounds staff, prioritizing work orders, and following up on maintenance requests, and completing inspections.
  • Recommending repairs, replacement, or improvements to the apartment community within established budgets.
  • Working with the Facilities Manager on capital improvement contracts and overseeing all outside contractors and vendors performing work at the property.
  • Preparing and implementing the annual property operating budget and expenses, reporting on variances, and completing reports.
  • Overseeing the accounting process for the apartment community to ensure compliance with rent deadlines, and ensuring collections and demand notices are generated, delivered, and/or posted as required by local laws. May initiate and oversee the eviction process.
  • Planning, organizing, and promoting resident events and activities.
  • Leading the property management team, including recruiting, hiring, training, and evaluating team members.
  • Adhering to all established policies relating to Fair Housing.

Property Manager Qualifications:
  • High School Diploma or equivalent required.
  • Minimum three consecutive years of experience in Property Management or experience in a related field.
  • Perform quality work within deadlines or without direct supervision.
  • Ability to handle finances and work within a budget.
  • Section 8 and 42 experience helpful.
  • Excellent verbal and interpersonal skills required.
  • Excellent organization and prioritization skills required.
  • Skilled in Microsoft Excel, Microsoft Word, and general computer skills.
Pay & Benefits
  • Starting Salary: $50,000 - $55,000
