Job Description:

As a Title Abstractor at Ark Title Group, you will play a crucial role in the real estate transaction process by conducting thorough research and analysis of property records. You will be responsible for producing accurate and detailed reports that outline the ownership history, legal encumbrances, and any potential issues associated with a property's title. The information you gather will be instrumental in ensuring that our clients have a clear understanding of the property's ownership status and any potential risks involved in the transaction.

Key Responsibilities:

- Conduct comprehensive title searches using various databases, VCAP/Odyssey, ROD, SC Judicial, and additional resources to retrieve relevant documents such as deeds, mortgages, liens, judgments, and easements.

- Analyze title documents and identify any discrepancies, defects, or encumbrances that may affect the property's ownership or marketability.

- Prepare detailed title reports summarizing findings and providing recommendations for resolving any issues discovered during the abstracting process.

- Collaborate closely with attorneys and co-workers to address title-related concerns and facilitate smooth transaction closings.

- Stay informed about relevant laws, regulations, and industry trends affecting title research and real estate transactions to ensure compliance and best practices.

Qualifications:

- 2 years of experience as a title abstractor or similar role

- Proficiency in conducting title searches using online databases, county records, and other resources.

- Excellent attention to detail and analytical skills to accurately identify and assess title issues.

- Strong communication and interpersonal skills, with the ability to effectively communicate findings and collaborate with team members.

- Ability to manage multiple tasks and prioritize work in a fast-paced environment while adhering to deadlines.

- Familiarity with real estate laws, regulations, and industry standards governing title research and property transactions.
