Title: Building Technician

Type: Full-Time, Exempt

Location: DC Metro-Multiple Locations in DC/VA/MD

Report To: Property Manager

Growing Commercial Real Estate Investment & Development firm is seeking to hire a full time Building Engineer to service and oversee commercial properties throughout the DC Metro. The Building Engineer is responsible for maintaining all building systems, operate the building in an efficient manner, and perform a variety of tenant services. Duties include efficient operation, maintenance, and repair of all building systems. Building systems include HVAC, water treatment program, electrical, lighting, plumbing, energy management, fire protection, structural, hardware and keying/building access.

Building Engineer will oversee all preventive maintenance program for quality assurance, assisting with routine tenant-related calls when needed, assuring annual testing requirements are met for all applicable equipment and systems, relaying information, and interacting with assigned property management team, upholding company policies and ensuring compliance with safety programs.

JOB DUTIES:

  • Act as Building Technician and maintain the integrity of all building systems on a growing portfolio of 10 small to medium sized office, retail, residential and industrial properties around Metro DC Region.
  • Ensure efficient operation, maintenance and repair of all building systems including:
    • Life Safety
    • HVAC
    • Electrical
    • Lighting
    • Plumbing
    • Fire Protection
    • Keying/Building Access
  • Receive maintenance requests from property manager. Perform inspection and if necessary, complete routine repairs to such as replacing lights, ballasts and fixtures, basic plumbing repairs, repair door issues, complete small drywall patches, ceiling tile replacement, winterizing bibs, cleaning out storm drains, etc.
  • For more technical maintenance requests, meet with service contractor on-site to provide access, review issue and communicate with them to obtain proposal as needed. Inspect work after completed to confirm it was completed per scope of work in agreement.
  • Work with tenants as needed in friendly and professional manner when maintenance issues and repairs are located within leased units.
  • Help formulate and implement preventative maintenance program.
  • Respond to emergency situations (fire, loss of power, evacuation, equipment failure, etc.)
  • Comply with all applicable safety codes and reg

QUALIFICATIONS:

  • 3 years of hands-on commercial building engineer/technician experience
  • CFC certification
  • Willingness to make repairs when non-technical
  • Basic knowledge of OSHA, NEC and NFC codes and regulations
  • At minimum a high school diploma or GED
  • Strong communication skills (both verbal and via email/text)
  • Microsoft Office programs including comfortability with Word, Excel and Outlook/emails
  • Basic computer skills
