Job Description

The Maintenance Technician III is responsible for providing an exceptional and consistent customer service experience in all interactions with residents of the Single-Family Rental Community (SFRC). They will be responsible for the completion of all maintenance requests/work orders on occupied homes and properties within their assigned geographic territory and/or Community.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Respond to and complete work orders in a professional and timely manner, while following Tricon's standard operating procedures, code compliance, and safety guidelines.

  • Provide exceptional customer service when interacting with residents and vendors

  • Courteous and prompt communication with team members and management

  • Perform and track all preventative maintenance and risk management needs in all common areas, amenities, and buildings

  • Practice cost-containment and expense control by repairing instead of replacing parts whenever possible, minimizing waste, and using or requesting the proper equipment/tools.

  • Assist with make ready/unit touch-up cleaning procedures and/or work orders as needed or requested, including but not limited to:

    • Install and/or troubleshoot smart home technology - program front door locks, leak sensors, and thermostats

    • Install EV car chargers as needed

    • Utilize Inside Maps technology to photograph new homes and inventory all assets

    • Troubleshoot and repair HVAC systems

    • Replace electrical circuit breakers

    • Clean/replace faucets, sinks, drains, toilets, water heaters, disposals and sump pumps to include minor plumbing repairs

    • Caulk and grout, as needed

    • Test for current, replace receptacles and GFCI's

    • Replace light fixtures, ceiling fans switches, outlets and perform other minor electrical work

    • Repair/install strikers, latches, hinges, doorknobs, locksets and lockboxes

    • Repair/replace/rescreen window screens

    • Install pre-hung doors and repair/install windows, panes and blinds

    • Replace baseboards, door casings and moldings

    • Install/repair cabinet doors, hinges and fixtures

    • Patch holes touch up and paint properties

  • Proactively assist with the maintenance and cleanliness of the amenity areas, common areas, and grounds throughout each property (including but not limited to power washing, blowing, sweeping, basic cleaning, removal of trash/construction debris/pet waste, and touch up painting of signage, curbs, doors, and walls as needed.)

  • Attend and assist in community functions such as resident events and grand openings

  • Consistently maintains a safe and clean working environment

  • Maintain the shop/work area and keep inventory log of items used; being proactive in supply replenishment requests

  • Capture timesheets and enter all required data into work orders in an accurate and timely manner.

  • Accurately utilize technology (inventory tracking system, work order system, company vehicles, etc.) to drive productivity and continuous improvement of maintenance service to our residents

Qualifications:

  • Skilled in repair and maintenance of household HVAC systems

  • Experience with basic residential electrical services

  • Ability to work on-call and overtime hours as needed

  • Experience with residential handyman tasks/projects

  • Ability to correspond (in writing and verbally) effectively with residents, management, team members, and vendors

  • Experience in the installation, maintenance, troubleshooting and repair of plumbing and electrical systems is a plus

  • Work safely, wearing Personal Protective Equipment

Minimum Requirements:

  • High school diploma or GED

  • EPA 608 Certification for Refrigerant Management (At least Type II or Universal Certification required)

  • 2 years maintenance/construction background

  • Valid Driver's License to operate golf carts and company vehicles

  • Daily travel between properties

  • Must be able to work in environmentally and physically challenging working conditions

  • Must be able to lift objects weighing 50lbs or more regularly

  • Must be able to effectively communicate via written notes on individual work orders

  • Must be available to work a rotating "on call" schedule including weekends

Preferred Requirements:

  • Bi-lingual

  • Professional certifications (electrical, plumbing, etc.)

  • Bachelors Degree or above

  • Multifamily maintenance experience

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.

$52,820.00 - $88,040.00
