Breckenridge Lands is a developer of luxury residential neighborhoods, homes, and commercial properties in the Breckenridge area since 1958. As the original developer and operator of the Breckenridge Ski Area, Breckenridge Lands has strong ties to the local community as well as a reputation for responsible development. Our service offerings include land planning, entitlements, infrastructure installation, vertical construction, and property management. We are adding a new position to our project team and are looking for a great candidate who would like to join our company.
Construction Manager Job Description
The Construction Manager will work with the Breckenridge Lands Project Team as well as a base of experienced subcontractors to successfully deliver semi-custom homes and remodel projects. The Construction Manager will oversee the construction process from issuance of municipal permits to punch-list completion and will ensure the project meets established schedule, budget, and quality standards.
Primary job responsibilities will include supervising subcontractors, scheduling tasks/material deliveries and ensuring high quality standards are maintained throughout the construction process. Specific job responsibilities include:
- Scheduling
- Create and update projects schedules through MS Project or similar
- Coordinate subcontractors, material deliveries, and municipal inspections
- Assemble material lists and ensure the delivery of materials meets schedule
- Report weekly construction progress against established schedule
- Ensure all projects are tracking with the purchase agreement dates
- Budgeting
- Approve payables consistent with work performed and materials delivered
- Report budget overages and seek opportunities to reduce costs
- Provide cost information to the design team and client as needed
- Quality Assurance
- Address discrepancies between the architectural, structural, mechanical plans and/or field conditions with project design team to make sound construction decisions.
- Continually seek opportunities to improve architectural plans and details for the betterment of the project
- Inspect subcontractor work and ensure quality and safety standards are met throughout the project
- Keep jobsites safe, clean, and protect all materials from unnecessary damage or theft
The Construction Manager will also assist the project team with technical questions and cost estimates as requested by home buyers throughout the construction process.
Position Requirements
This position requires a self-motivated individual with the ability to multi-task and communicate effectively with subcontractors, vendors, and homebuyers. Experience with production homebuilding and/or the ability to manage multiple projects simultaneously is highly desired. The candidate that will succeed in this position will possess the maturity to instill confidence in our clients, have the energy to work in a fast-paced environment, and the ability to quickly find creative solutions to design and construction challenges. The specific requirements of the Construction Manager position follows:
- Minimum of three years of experience as a Construction Manager, Assistant Construction Manager, or similar role
- Proven experience in delivering residential projects on schedule, within budget, and with quality objectives achieved
- Competency with project management software
- Knowledge of residential building codes
- The ability to manage multiple projects
- Strong leadership skills
