POSITION:                            Facilities Maintenance

REPORTS TO:                       Cypress Landing Community Association Manager

SUPERVISION                      No direct reports

EXERCISED:                          Oversee contractors and others hired by the Association to perform on-site maintenance related activities.

HOURS OF WORK:               Full-time hours of work between 9:00 -5:00, Monday through Friday. Some occasional weekend work as required.Overtime in excess of 40 hours per week.

COMPENSATION:                 Hourly, pay based on experience and skills. Benefits as described in the CLMHOA Employee Handbook.

QUALIFICATIONS:

- Basic carpentry, electrical, plumbing, HVAC, painting, and landscaping skills. Knowledge of pumps, hydraulics and electronics helpful.

- High degree of trouble-shooting and problem-solving ability.

- Ability to work well with little direct supervision.

- Good written and verbal communications skills.

- Basic computer literacy – able to use word processing and spreadsheet software.

- Ability to work in harmony with property owners and various committee members.

- At least two years work related experience

- Must provide references from previous related employment.

TRAINING:

- Will be provided specialized training in pool maintenance, tennis court upkeep and maintenance. Must be able to pass required certification examinations.

RESPONSIBILITIES:

Works closely with all Cypress Landing HOA committees to provide “technical” support to HOA related activities. Works especially closely with the Building and Grounds, Fitness Center, Golf Course Committee/Operator, Pool, and Tennis/Pickleball Committee’s. Attends regular monthly meetings of the Building & Grounds and the Pool Committees

Performs repair and maintenance tasks on the interior and exterior of all community amenity buildings and on the common grounds. Ensures that all systems, such as HVAC, are properly regulated and in good operating condition. Installs and places into operation newly acquired equipment.

Performs daily, weekly, monthly, and annual inspections and evaluations of various operating parameters and performs required work to keep amenities within prescribed standards (e.g. pool water chemistry; cleanliness of pool and pool area including skimmers, strainers, etc,; operation of pumping systems; tennis court surface condition; tennis court irrigation system; operation of pond fountains; etc.) Reports to the Community Association Manager the need for repairs and other required work beyond the scope of this position (e.g. the repair of street lighting, entrance fountains, etc.)

Makes the “first call” on any malfunctioning item and repairs if possible. If beyond the scope of knowledge or skills facilitates through the Community Association Manager, the services of competent outside contractors to make such repairs.

Schedules work with contractors once contract has been let. Oversees daily contract work, assuring compliance with contract terms. Inspects final work and makes recommendation to the Community Association Manager for payment.

Performs Quarterly Inspections of RV Trailer Lots and notifies the CAM of any items in non-compliance with the RV Trailer Guidelines.

Assists with Community Wide inspections and notifies CAM of any items found in non-compliance.

Quarterly Article highlighting maintenance issues and solutions.

Maintains a neat, orderly, clean, and safe work shop to enable the on-site repair of various devices. Maintains a stock of necessary spare parts, with approval of the Community Association Manager, to enable the prompt return to service devices that are found to be chronically out of order.

Responsible for all clean up of works areas following installation, repair, or other maintenance activity.

Required license(s):  Will have to be secured within 120 Days of employment date.

LAFT – Licensed Aquatic Facilities Technician. Required by state for pool oversight.

First Aid and AED certification.
