POSITION SUMMARY

Thrive Companies is seeking a Senior Vice President of Communities to oversee all residential and commercial management of our large mixed-used projects. Thrive currently manages 3,000+ multi-family units, 300,000 sq ft of office/retail/amenities, with an additional 3,000+ multi-family units currently under construction in the Columbus, Ohio market. Thrive has an aggressive growth plan to develop and manage 25,000+ multi-family units and 1MM+ sq ft of office/retail/amenities within the next 10 years. Thrive’s current Community Management Team consists of a Team of 55 professionals. Our success and rapid growth has, and will continue to be, rooted in our strong culture, our ‘people first’ mindset, and our ‘servant leadership’ management style.

A strong candidate should have 10+ years of experience in managing a large multi-family portfolio (preferably a portfolio in a mixed-used environment) and is comfortable working in a fast-paced, team-oriented environment. The SVP of Communities will report directly to the Chief Executive Officer and will serve as a critical member of Thrive’s Leadership Team.

REPORTS TO: Chief Executive Officer

RESPONSIBILITIES AND DUTIES

Duties will include, but are not limited to, the following:

  • Create and implement leasing and marketing plans, oversee budget preparation and financial reporting, monitor compliance with housing rules and regulations.
  • Hire and supervise regional and site staff, including initial screening and interviewing. Parts of the process may be delegated to the appropriately trained Regional Managers or Community Managers.
  • Ensure that all resident complaints are handled expeditiously, diplomatically and professionally.
  • Ensure that maximum economic rents are achieved through active rent level management, general and targeted outreach methods, assurance of leasing skills, and resident retention programs.
  • Develop, implement, and assure continued implementation of preventive maintenance programs.
  • Ensures adherence to tenant lease and vendor contract terms. Reviews legal documents impacting the operations of the properties with the VP of Legal.
  • Collaborates with operational counterparts across the company to ensure the consistent delivery of operational processes and customer service across the portfolio.
  • Develops and maintains professional relationships with tenants, vendors, local jurisdictions, and community constituents.
  • Reviews, oversees and is responsible for the budget process and shares responsibility for the overall financial performance and ongoing performance of the assigned real estate portfolio.
  • Reviews and monitors capital and major R&M spending and assists with reforecasts.
  • Reviews financial reports to evaluate P&L performance, revenue growth and expenses are in line with budget. This entails the review of quarterly variance reports (budgets vs. actuals)
  • Ensures community management team is keeping A/P and A/R accounts current.
  • Utilize our tools and software to maintain a thorough and applicable understanding of analytics, insights, performance benchmarking, recommendations, probability modeling, revenue management and forecasts needed for peak performance.

SKILLS, EDUCATION AND EXPERIENCE

  • BA/BS in business, economics, or related field required.
  • Certification in asset or property management a plus.
  • Minimum of 8-10 years of property management experience.
  • Proficiency in Microsoft applications is required.
  • Experience with Entrata Software preferred.
  • Experience with RealPage’s Asset Optimization platform preferred. (Includes Market Analytics, Performance Analytics and AI Revenue Management (“AIRM”).
  • Experience with RealPage Property Budgeting software preferred.
  • Strong communication skills to interact in a positive manner with the residents and community.
  • Knowledge of state and federal regulations (Fair Housing, Americans with Disabilities Act, Fair Credit Reporting, and other laws and regulations governing multi-family housing operations).
  • Requires in-depth knowledge of financial terms and principles and the ability to forecast and prepare budgets and reports summarizing the financial, operating, capital, leasing and vacancy performance data.
