TMG’s Estimator II is a Business Unit position whose responsibilities encompass the development of cost estimates for building renovations, MEP infrastructure upgrades, new build and civil projects typically valued in the $2M to $25M range. The Estimator II reports to the respective Business Unit Estimating Manager.  His or her efforts are to work directly with the operations project teams to provide estimating subject matter expertise in developing the scope of work and detailed cost estimates for design-bid-build and design-build projects.  The Estimator II must be able to demonstrate a solid understanding of construction across all trades, read complex architectural, MEP, plans/specifications, and be able to define and develop bid strategy and scope-related items with TMG management, peers, and subcontractors.

 

Scope of Estimator II Position

Involvement with all aspects of developing cost estimates and other pre-construction related services for civil and building project with an approximate volume of $2 -$25 million that results in an annual capture of $50 to $60 million of new contracts at a selling price that covers all direct job costs, TMG Overhead and a responsible profit to the organization.

 

Essential Functions of Estimator II Position

Strong working knowledge of civil, architectural, structural, mechanical, and electrical disciplines and the capacity to understand unique project requirements. Strong analytical skills and the ability to effectively use a variety of estimating, scheduling, and reporting software tools.  The ability to effectively communicate with management, subcontractors, customers, and peer groups to highlight constructability issues or identify construction strategies.  Ability to travel to different job sites within a designated geographical area.

 

Estimator II Responsibilities

  • Create cost estimates that are organized by CSI and arranged to follow the pricing format required by the project (customer bid forms);
  • Provide high-level scoping of the project to create the estimate summary.
  • Identify key subcontractors and any possible outsourcing strategies;
  • Develop Statement of Works / Scope Summary Sheets for all bid packages required for each project through direct and indirect efforts to include involving TMG operations personnel to make sure the scopes are complete;
  • Facilitate outreach to subcontractors to obtain no less than three proposals for each bid package.
  • Visit project work sites, participate in pre-proposal meetings, clarify scope of work, and prepare RFI’s;
  • Evaluate projects for constructability and value-engineer cost savings;
  • Work closely with TMG project operations personnel and other stakeholders to develop strategy, competitive differentiation and an overall understanding of the project;
  • Develop RFIs and list of clarifications and exceptions to TMG’s offer.
  • Work with the Estimating Manager to prequalify subcontractors to manage risk;
  • Participate in subcontractor outreach activities to understand and nurture TMG’s relationship with our supply chain;
  • Understand and seek out specialty subcontractors and suppliers that fulfill the unique requirements of the project that we pursue;
  • Contribute to the development of a preliminary bid schedule.
  • Understand Division 01 requirements and develop the General Conditions for the project;
  • Develop self-performed estimates for the trades that we choose to self-perform;
  • Work closely with subcontractors, suppliers, and other stakeholders through the bid process to understand and capture the complete scope of each trade in the scope summary sheets and the estimate at large;
  • Be the point of contact for bid receipt of subcontractor and supplier pricing to develop TMG’s final selling price and offer.
  • Understand and manage TMG’s risk as part of the proposal preparation process;
  • Participate in negotiating final scope, price, and other terms;
  • Summarize the estimate into the accounting budget and turn over the project to operations via a deliberate process;
  • On occasion, negotiate subcontracts and purchase orders to assure that all project goals are being addressed;
  • Participate in industry networking functions and engage in life-long learning activities;

 

Minimum Qualifications

  • BS. degree in engineering or construction management with 5-7 years of construction industry experience, OR construction Superintendent experience in the field of 3-5 years with 5-7 total years of experience in the construction industry;
  • Demonstrated experience estimating self-performed work activities and subcontracted work.
  • A strong working knowledge of construction means and methods associated with the renovation of commercial and institutional buildings and site work related thereto;
  • Extremely detail-oriented with a demonstrated ability to organize and manage detailed analysis;
  • High level of proficiency with spreadsheets, email, and other software used in the construction industry;
  • Is proficient with Microsoft Office (Excel, Word and Project);
  • Has knowledge of collaboration software (Microsoft Teams);
  • Comfortable with conversing to subcontractors to outsource and speaking with designers and owner;
  • Interest and availability to participate in industry events to build relationships with subcontractors;
  • A minimum of 3 years of experience in government contracting is preferred but not required;
