SUMMARY/OBJECTIVE:

The Assistant Superintendent's primary responsibility is to assist the Superintendent with the management of the job site as it relates to home construction while providing excellent customer service. This includes but is not limited to scheduling and supervising job site subcontractors. Homeowner walk-throughs, inspections, subdivision upkeep, and enforcing safety standards.


ESSENTIAL JOB DUTIES:

  • Assist the superintendent in scheduling subcontractors.
  • Must recognize and enforce quality standards through daily inspections of homes under construction.
  • Review houses daily to ensure readiness for the next trades.
  • Learn the need for uniformity in construction methods within the company, support company policies and construction standards.
  • Make and suggest improvements within the system and execute policies to ensure compliance with quality standards.
  • Monitor subdivision cleanliness and hold the subcontractors responsible for daily clean-up.
  • Walk each completed home before the homeowner walk-through to make sure that the home is complete, clean and meets the standards of quality for Williams Homes.
  • Ensure the home is complete without any outstanding items before the closing sign off.
  • Calls and walks all inspections with inspectors.
  • Inspect each house to determine the status per the production schedule.
  • Assure the quality of workmanship and that all work is in accordance with the plans and specifications.
  • Walks units to assure they are ready for inspections and subcontractors the day before they are due to arrive.
  • Prep all units for final inspections and homeowner walk-through.
  • Note outstanding homeowner walk-through items and schedule subcontractor to repair.
  • In absence of superintendent make sure all schedules are met.


Requirements:

EDUCATION, KNOWLEDGE, SKILLS AND ABILITIES:

  • High school diploma required; AA/BS degree preferred; 5-year minimum related experience.
  • Must possess demonstrated knowledge of new home construction process.
  • Must be able to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules. Knowledge of all phases of new homes construction.
  • Knowledge in MS Office Suite and Adobe.
  • Must be able to regularly stand, walk, reach, handle, kneel and climb. Must be able to frequently lift or move up to 50lbs.
  • Regularly exposed to outside weather conditions and the noise level is usually loud.
  • Must have a vehicle capable of carrying supplies, valid driver's license and be willing to drive among designated communities.
