The Project Coordinator plays a pivotal role in the Property Asset department monitoring, coordinating, and providing oversight of K2’s properties and real estate transaction activities. You will be working in a team environment. Your responsibilities will encompass various aspects of the property asset management, including analysis of operating budgets, fostering relationships with K2’s property managers, conducting site visits and property inspections as needed, resolving problems, developing and administering contracts, gathering data, analyzing information and writing reports for stakeholders.

Here is what you will be expected to do:

  • Act as liaison and interface with clients, general partners, property managers, accountants, lender representatives, public agency partners, title/escrow and other third parties. Prepare reports, correspondence, and attend meetings as a company representative, answering questions and providing information.
  • Coordinate and monitor the progress and project management of properties and real estate transactions through acquisition, predevelopment, escrow closing, construction, lease up, and stabilization. Investigate problems and recommend corrective action.
  • Analyze operating and compliance issues relative to the management of the properties and real estate transactions, and intercede as necessary.
  • Conduct site visits to evaluate property management, and physical condition of properties. Recommend corrective action, if needed.
  • Review and analyze third-party inspections to evaluate the physical condition of properties and compliance with Low Income Housing Tax Credit (LIHTC), Housing and Urban Development (HUD), lender, equity and other third-party regulations.
  • Review and analyze partner/guarantor financial statements to ensure compliance with financial covenants.
  • Complete the first review and analysis of recurring annual property operating budget drafts, track compliance deadlines and ensure timelines are met.
  • Submit all property annual budget drafts with a summary of analysis and review, and recommendations for approval to Senior Asset Management and Executive Team.
  • Develop analytical frameworks for modeling and finding solutions for operational, tax, and financial problems.
  • Prepare regular performance reports for investors, including, but not limited to quarterly and annual updates to: Schedule of Properties, Liability Schedule and Real Estate Owned.
  • Assist in the review, analysis and processing of equity contributions and reserve release requests as required in partnership and regulatory agreements.
  • Assist Accounting Department with periodical internal audit of property management monthly financial statements.
  • Project management in coordination with Accounting Department for LIHTC (Low Income Housing Tax Credit) property-related annual financial audits and tax return.
  • Assist in underwriting investments for consent requests including loan refinancing, loan conversions from construction to permanent, and limited partnership interest valuations.
  • Draft and process contracts as necessary for predevelopment activities, including business and insurance verification.
  • Assist in the administration, enforcement, evaluation and monitoring of contracts, agreements, leases, bond issues, etc.
  • Maintain office organization including file management.
  • Perform administrative duties including answering phones, scheduling appointments, etc.

Skills and qualifications you will need:

  • Any combination of training, education and experience that provides the required knowledge, skills and abilities.
  • Typical education would include a Bachelor’s degree in Business Administration, Financial Management, Project Management or Accounting. A project management certificate is desirable, but not required.
  • Typical experience would include one year of relevant professional experience in project management, property management, or related field. Understanding of LIHTC (Low Income Housing Tax Credit) desired.
  • Computer literate. Advanced aptitude of Microsoft Office Suite (Outlook, Project, Excel, Word).
  • Project management, budget preparation, contract administration, and report writing.
  • Ability to collect, organize, and analyze data.
  • Analyze problems, evaluate alternatives, and develop and implement sound courses of action that minimize risk to the company.
  • Possess excellent math, critical thinking, problem-solving, conflict resolution, and sound judgment skills.
  • Demonstrate the ability to work independently.
  • Proven ability to multi-task, manage a busy workload, change priorities, and handle stress to meet deadlines.
  • Solid work ethic, strong sense of ownership of your work, and be a team player.
  • Demonstrate tenacious attention to detail.
