Job Summary

The Default Servicing Processor support the Default Management department in the processing and tracking of Broker Price Opinions (BPOs), Automated Valuation Models (AMVs), inspections, property preservation, loss mitigation/workouts, bankruptcies, foreclosures, claims, and modification processing. This role is also responsible for processing and paying vendor invoices in a timely and accurate manner. This is a temporary position and will not be eligible for PTO or company sponsored benefits.

Essential Duties and Responsibilities

  • Handles foreclosure/bankruptcy cash processing and payment of manual invoices.
  • Handles processing of pre-foreclosure notices and referral documents. Uploads foreclosure documents to required default management systems (i.e. foreclosure referrals, OCC checklists, claims documents, etc.)
  • Processes manual demand letter requests, and handles state specific demand letter portal uploads.
  • Reviews all vendor invoices to ensure invoice accuracy. Prepares and submits requests for invoice payment approval to department manager/supervisor in a timely manner.
  • Processes inbound and outbound mail. Manages the departmental shared email and invoice mailboxes to forward messages to the appropriate specialist. Handles requests for overnight delivery on executed and original collateral documents to counsel.
  • Uploads referral and ley loan documents to default management systems (i.e. notes, mortgages, AOMs, etc).
  • Assists in the processing of HAMP/Modification requests. Sends follow-up letter to the mortgagor and prepares modification documents pursuant to the Loss Mitigation Supervisors instructions.
  • Assists in ordering BPOs/AVMs or appraisals pursuant to investor timelines and requirements, and reviews to insure they meet the investor’s standards. Orders individual BPOs/AVMs or appraisals pursuant to the default staff requests.
  • Assists in ordering property inspections pursuant to investor guidelines. Reviews property inspection reports and secures, winterizes, and sets up monthly maintenance on vacant properties as required by the investor.
  • Performs other duties as assigned.

Position Requirements

Education

  • High school diploma or equivalent required

Experience

  • Minimum of 1 years in mortgage loan processing experience

Functional/Technical Skills

  • Knowledge of mortgage banking practices and procedures including familiarity with FHMLC, FNMA, VA, FHA and GNMA guidelines, timeframes.
  • Working knowledge of Default Servicing procedures preferred
  • Courteous, tactful and assertive interpersonal skills
  • Negotiation skills

  • Effective verbal and written communication skills
  • Strong attention to detail
  • Ability to multi-task and manage time effectively

  • Proficiency in Microsoft Office products including Excel, Word, Outlook. LPS servicing system experience preferred
