Cleaner

Do you want to become part of the CSW family? We are the company that owns and operates two apartment complexes.  We need someone to help us do apartment turns (when residents move out) and do general cleaning in common areas.

We are a locally owned company who is looking to add to our team. We try to support our employees (through certifications and the like) and also have scheduling options (within certain parameters) for our employees. We are a great place to work!

We approach compensation as follows:

--base hourly pay for set working hours; hourly rate depends on experience and special skills

--8 hour day and you are paid through lunch, so the hourly rate is effectively higher

---Set hours with NO afterhours/ weekends unless there is a true emergency; many of our employees have side jobs (which is fine on your own time) or family/other things

--GREAT benefits (we provide employee health insurance--meaning we pay the whole premium for you-- and other benefits, with the ability to add spouse/family); we also contribute to a retirement plan for you, even if you do not, once you are eligible

--there may be an ability to offer housing at a reasonable rate

--we provide materials needed and company vehicle (for work, not personal use); you just have to be able to reliably get to work and have an acceptable driving record to be on company insurance)

--we pay bimonthly, but do not hold back for prior period (just the day or two to cut off to be able to calculate pay)

--we are also open to Part Time arrangements for people with the right skills (but must be full time to be eligible for benefits)

 

Skills we are looking for

---Cleaning all areas of an apartment, including kitchens, bathrooms, LVP, and carpet

--Cleaning common areas

--Experience with a steam cleaner is a plus

--Experience with touch up or limited painting is a plus

--But, we are willing to train the right person with the right attitude and right energy level with attention to detail.

 

More Details---CSW Compensation and Benefits Overview

CSW values its employees, which is shown through both pay and benefits. You really have to understand our entire approach to compensation for full time employees. Note hourly pay listed below does not reflect benefits, bonuses, call premium or other premiums for special skills like HVAC (the system does not let us make notes in there)!

8 hour day: Our employees work an 8 hour day, effectively being paid through lunch. The hourly rate is worth more for an 8 hour day than on a 9 hour day. If you get $12 per hour on an 8 hour day, that is like getting paid $13.50 a 9 hour day (because of the overall time you spend tied up at work). That extra hour gives you time back for commuting, your family, side jobs, etc. There may also be compensation for special skills when used (like HVAC).

No Weekends/Limited Overtime: Except for positions that are subject to the call schedule (which employees have flexibility to switch), and some emergencies (like weather), the employee is not required to or expected to work overtime. It really helps for the employee to have confidence in the schedule to be able to balance other interests and responsibilities. On rare occasions, CSW will approve overtime requested by the employee. This is a position that requires call approximately one week per month (after training), but the maintenance team has flexibility to trade call. The willingness to take call can also impact overall compensation because there is a daily premium for taking call.

Medical Insurance: CSW pays 100% of the employee’s medical insurance premium (and it is a really good plan) and 100% for the employee + child. If your spouse is on the plan, the employee must pay some towards that coverage. If the employee has other coverage so that the employee can decline the CSW health insurance coverage, CSW will pay the employee an extra monthly stipend of $350 per month. Also, it is a “0 deductible” plan which protects the employee/family from many unexpected medical costs. The $0 deductible is achieved through a reimbursement of expenses that would qualify for the deductible.

Dental, Life Insurance, Disability: CSW pays the total premium for the employee for other benefits like dental, life insurance, and disability coverage. So, nothing comes out of the paycheck for these benefits for the employee (there may be some charge for dependent/ spouse coverage if available).

Retirement: We know how hard it is to save for retirement. So, CSW make a 2% contribution to its Simple 401(k) plan based on the employee gross wages, even if the employee does not put any of his/her $ into the plan.

There are also things like vacation, funeral leave and the like. While all performance bonuses are discretionary, CSW considers those at various times and they can add up. There are also referral bonuses for referring tenants or employees to posted positions. Also, maintenance team drives company vehicles (once at work) and company tools, so you are not having to lay out your own money for those things. You are not required to live on property, but there may be a mutually beneficial opportunity.

Physical Demands and Work Environment:

  • Physical Demands: Normal work responsibilities call for high levels of physical efforts characterized by lifting and hauling of loads exceeding fifty (50) pounds many times throughout a normal work day. Continuous on your feet.  Forms of continuous activity include (indoor or outdoor) using tools, stooping, crawling, crouching, climbing and other continuous physical activity; using heavy power assisted tools and/or working in very awkward positions. All of these conditions require that the incumbent of this position be fully ambulatory and possess normal hearing, vision and manual dexterity. Incumbent will be required to perform manual labor for protracted periods of time. Lots of lifting and carrying. There are no elevators in the building.
  • Drug free/smoke free: CSW is a drug free workplace. CSW apartment communities are “smoke free”, with smoking permitted only in designated smoking areas (use of marijuana is not permitted). Smoking is NOT permitted in company vehicles.
