Land Development Manager Summary:

Responsible for development of communities. Schedule, coordinate and monitor all aspects of land development from site clearing through completion of finished home sites and tract final acceptance. Position will demand initiative, daily interaction with Lennar Staff, City/County Staff, consultants and numerous trade partners, and the ability to make sound decisions in the field. Coordination with project engineers to gain approvals of improvement plans, final plats and permits.



Responsibilities

  • Responsible for the development of all aspects of community improvements and homesites in multiple communities.
  • Manage and maintain construction schedules and budgets.
  • Manage and communicate with supervisors in providing solutions to important day-to-day problems that may come up that can't get resolved in the field.
  • Early in the platting & development process, look to value engineer any component related to land design and development.
  • Work with trade partners to minimize construction extras.
  • Frequent daily travel between job sites to coordinate all aspects of site development as well as to address urgent issues.
  • Make correct decisions on the spot to keep the job going forward.
  • Be proactive in resolving potential issues to insure community completion schedules and budget.
  • Assist in approvals of all site development plans and project associated paperwork required to complete the communities.
  • Manage partial and full release of assurances with governing municipalities.
  • Responsible for final subdivision acceptance by the governing agencies & utilities. Required to coordinate preparation of punch lists, their associated site walks, monitor execution of punch lists items to a timely completion and final tract acceptance by the governing agency.
  • Possess working knowledge with the form, content and implementation of Air Quality Regulations, the State General Construction Permit, Construction Storm Water Pollution Prevention Plans and Best Management Practices.
  • Assist Division with the development, preparation, implementation, and updating of the Storm Water Pollution Prevention Plan (SWPPP).
  • Ensure that the SWPPP and dust control plans are implemented within each of the division's communities.
  • Be proactive in determining the needs of the vertical construction operation to insure all land components are completed in a timely basis to not hinder their progress.
  • Assist with the final walks with the managing Homeowner's Associations in all Lennar communities.
  • Frequent communication with the Land Team.
  • Land Team weekly Plant meetings.
  • Professional communication, especially when working with governing agencies.
  • Perform all other duties as assigned.


Qualifications

  • Three (3) - five (5) years of experience in offsite construction related to Land Development required
  • High school diploma or GED required; college credit related to engineering or construction preferred, but will accept equivalent work experience
  • Valid Driver's License
  • Knowledge of current environmental requirements
  • Ability to make proper decisions in the field, as well as monitor, troubleshoot, and address field issues
  • Intermediate skills in Microsoft Word, Excel, Adobe Acrobat and Project a plus
  • Strong written and verbal communication skills
  • Accept constructive feedback
  • Team player

Physical Requirements:

Requires the ability to work in excess of eight (8) hours a day if needed, in outdoor elements, as well as within an office, the ability to operate a motor vehicle, read plans, climb stairs, climb ladders, walk uneven surfaces, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Finger dexterity may be required to operate a computer keyboard & calculator.
