POSITION OVERVIEW

The Chief Engineer reports to the Property Manager and follows their direction on work objectives. This position’s responsibility is to safeguard the interests of the owners and safety of the residents by maintaining the physical condition of property and equipment according to company guidelines and industry standards, as well protect the property and equipment from damage, loss, and deterioration. This position assesses and directs the maintenance team and makes recommendations to ownership regarding capital improvements, increasing site efficiency and asset preservation. The position is a working / hands on Chief Engineer position and is required to work alongside their team to complete all site maintenance work in order to meet the expectations of the position.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

  • Interacts amicably with residents, with a “service-minded” attitude to identify and address needs or concerns regarding the condition of their apartment and building. Maintain a 4.0 or better rating on Satisfacts resident satisfaction surveys for New Move-ins, Service Requests, and Pre-Renewal. Ensure a level of customer service excellence so that the property achieves a minimum 60% lease renewal ratio.
  • Meet monthly budgeted Net Operating Income.
  • Appropriately recommends progressive discipline for associates to management for associates not performing.
  • Works with the Property Manger to conduct timely performance reviews.
  • Identifies capital improvements and obtain required estimates and bids; makes recommendations to Property Manager and Corporate Facilities team; and assists in budget preparation for maintenance expenses, while meeting capital improvement completion dates.
  • Ensures routine service requests are completed within 24 hours; follows-up with residents to ensure the service request was completed to their satisfaction.
  • Achieves a combined average score of 4.0 or higher on all Satisfacts Surveys.
  • Has working knowledge of the maintenance and operation of major mechanical systems including but not limited to domestic water booster pumps, fire alarms, suppression, pressurization, and pumps, elevators, domestic hot and heat boilers, chillers, and circulation pumps.
  • Oversees the property’s mechanical, electrical, plumbing and fire systems; and reports deficiencies to Property Manager and Corporate Facilities team; reports life safety hazards to the Property Manager; and reviews monthly utility usage and makes recommendations for the building cost control measures.
  • Documents replacement of appliances, carpet, vinyl, water heaters, unit mechanical systems, etc., in all units; and tracks systems preventive maintenance, apartment painting (full paint or touch-up), life safety equipment and other major repairs.
  • Ensures daily pool/spa inspections and logs are completed (in season) to verify proper water chemistry and cleanliness of pool and spa area, and to identify needed repairs or improvements.
  • Ensures that all interior and exterior areas of the property are litter free, clean and presentable.
  • Coordinates and participates in snow removal per community requirements, not limited to snow shoveling, snow blowing and de-icing walkways.
  • Schedules contract vendors to perform apartment turnover services when applicable; oversees contract service oversight and professionalism; reports deficiencies or delay in work to the Property Manager.
  • Approves the completed work of those preparing a market ready apartment and documents the performance of the “Make Ready/Unit Inspection”. Must maintain 75% Market Ready by EOM.
  • Is directly responsible for Implementing the Preventive Maintenance Program by performing an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance of common areas per schedule.
  • Organizes the maintenance shop regularly, including inventory control of supplies and products.
  • Reviews with Property Manager Overtime Emergency Work Requests on a weekly basis as to the reason of occurrences.
  • Performs Common Area Preventive Maintenance Inspections and repairs of all major mechanical, electrical, and plumbing equipment.
  • Organizes all required inspections of equipment needing outside testing, maintenance, and inspections for compliance.
  • Maintains roof areas and reports defects to Property Manager.
  • Responsible of all sites motorized vehicles i.e. golf carts, ATV’s (if applicable).
  • Updates department binders and logs weekly per CCA policy.
  • Adheres to established policies related to the Fair Housing Act; conforms to all Federal, State, and local inspections on equipment and systems as required; and follows OSHA, EPA and NFPA guidelines and standards.
  • Participates in “On Call” rotation with other facilities associates. Rotation is a week in total, Sunday from 9:00 am through the following Sunday ending at 9:00 am.
  • Performs other job-related duties as assigned.
Requirements:

REQUIREMENTS

  • High School diploma or GED required.
  • Vocational Training Certification/Degree required.
  • Minimum of five (5) years of experience within an upscale, luxury multifamily, condo or hotel high-rise environment.
  • Minimum of three (2) years of experience in leading a team.
  • Demonstrated working knowledge and skill of plant equipment, specifically, elevators, chillers, boilers.
  • Demonstrated working knowledge in plumbing, electrical, mechanical, drywall repairs, and carpentry.
  • Ability to read blueprints and schematics
  • HVAC Certification (EPA Universal); Certified Pool Operator (proof of certification required)
  • Chief Engineer must live on-site.
