RCDD Project manager

SUMMARY

The Project Manager is responsible for overseeing and managing 1 client's projects from planning through completion and ensuring client satisfaction by delivering unparalleled service. The PM is responsible for the overall financial, timely, quality and customer service outcome of the project. The PM is responsible for overseeing and administrating the efforts of all in-house crews and Subcontractors on a project(s) in conjunction with a General Foreman or Superintendent. The position proactively develops new business opportunities and relationships with current and potential customers.

 

RESPONSIBILITIES

  • General
    • Plans, Organizes, Manages, Tracks and Controls Projects in their charge.
    • Manage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company’s interest and simultaneously maintain a good relationship with the client.
    • Represent the company in project meetings.
    • Does their jobs and the tasks required without prompting from their supervisor. They know their job and proactively work to get things done.

        • Must work with Controller to obtain any necessary bonds for the project.
      • MBE Requirements
    • Ensure all contract and project documents and details are reviewed, caught, followed and accounted for to minimize company risk.
    • Review Scope of Work Documents
    • Work with Engineering to submit any further needed RFI’s
    • Perform Take-Off
    • Assemble BOM and Check Against Engineering’s.
    • Review all required submittals and deliverables to ensure accuracy before submission then submit to customer.
    • Come to an agreement on the BOM with Engineering/Estimating
    • Put final BOM into Material Tracker
    • Material Purchasing Plan
    • Review Engineering’s Labor Plan and Check if you Agree with It.
    • Review the BOM and Labor Plan with Engineering in PM Presentation Meeting.
    • Create Schedule of Values if Necessary. If not, negotiate progress payments with the customer.
    • Create Internal Project Schedule to Track Delays and Compression. This must be based off of the contract schedule.
    • Work to negotiate contracts with any subcontractors and get them under contract.
    • Work with Engineering/Estimating to ensure their scope of work is congruent with the project.
    • Forward CCIP or OCIP requirements to subcontractor. Ensure they acknowledge and understand that they need to comply with this requirement and will submit any necessary documentation needed. Ensure this is in their subcontract language.
    • If we have subcontractors performing on Certified Payroll Project (Wage Scale) ensure they have all documentation and will provide all documentation and reporting required by contract for the certified payroll. Ensure this is in our contract.
    • Once the subcontracts are ready, send to Executive Management for review and Approval.
    • PM will get a Purchase Order (PO) approved by Executive Management.
    • The PM will now build the subcontractor schedule of values mirrored off of ours and get the subcontractor to agree to it.
    • Once agreed upon the PM will submit the Subcontractor SOV to Accounts Payable (AP) so they know how they will be paid.
  • Execution
    • Monitor and track construction activities in conjunction with the General Foreman or Superintendent to ensure project is being built within scope, within code and standards, within schedule, within budget and within quality standards. Make adjustments as necessary.

    • Work with Engineering to Ensure Pre-Fab and Kitting is being executed.

  • Controlling
    • Ensure Ops is Updating the Labor Plan Weekly by COB Wednesday for Job Cost Meetings every other Thursday.
    • Ensure Ops is updating Three Week Look Ahead for Job Cost Meetings.
    • Ensure Accuracy of Material Tracker for Job Cost Meetings.
    • Document Delays and send customer Delay Notice letters with back up documentation to include the project schedule and time stamped pictures from a phone or tablet. This is to protect the company from potential Schedule Compression and Trade Stacking costs that we can then submit claims for.
    • Get Scope Changes Identified by Operations and customer directed change orders to Engineering/Estimating for Pricing.
    • Negotiate change orders with customer.
    • Get Change Orders approved by Executive Management before submission to customer.
    • Ensure Engineering is getting updated drawings to Operations.
    • Ensure the Project Coordinator keeping project logs up to date and project documents organized in folder.
    • Submit RFI’s as needed for confirmation and clarification.
    • Submit Billing When Required
    • Work with Operations to Validate Subcontractor SOV and invoices then approve when accurate.
    • Submit Cost to Complete numbers monthly.
    • Submit monthly billing projections
    • Attend Weekly Billing Meeting
    • Attend Bi-Weekly Job Cost Meetings
      • Engage customer for overdue invoices per collections process.
    • Visit job site periodically to validate that production and schedule reports from the field are accurate.

    • As-Built Review from Engineering and Submission
    • Run Sheet Review from Engineering and Submission

    • Claims negotiated and settled
    • Final certified payroll submitted (if applicable)
    • Final invoice including retainage sent to customer.
    • Final vendor and subcontractor invoices approved for payment.
    • Close Out Bond for Project.
    • All, PO’s closed.
    • End User Captured for on-going work
  • The duties and responsibilities are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing and other duties will be assigned based on the position’s role within the business unit.

 

EDUCATION AND EXPERIENCE

  • Bachelor’s degree in Construction Management or Business is preferred.
  • Minimum 5 years’ experience in the construction industry in a Project Management role.
  • Minimum 10 years supervisory experience in similar low voltage construction, methods and equipment, tools and work procedures required.
  • BICSI RCDD is a plus.
  • BICSI RTPM is a plus.
  • Can be a combination of training, education and/or relevant work experience.

  • Familiarity with team-building techniques.

Requirements

  • Be able to commit to being a full-time Project Manager
  • Have a Registered Communication Distribution Designer (RCDD) BICSI certification.
  • The Project Manager shall be experienced in CAT6 and fiber optic cabling and standards, wireless infrastructure planning and installation technologies.
  • Project Manager shall have demonstrated technical experience in preparing site survey plans consisting of cable plant drawings, computer room layouts, and rack elevation diagrams, coordinating cabling efforts, scheduling and project management.
  • Project Manager shall have demonstrated technical experience in analysis, design, installation, testing, and documentation of cable infrastructure, floor drawings, VISO networking hardware and telecommunications.
  • Project Manager shall have demonstrated experience in the layout and installation of peripherals (e.g., alert beacons and speakers) of the Alertus Technologies Mass Emergency Notification System.
  • Must be willing to travel to jobs sites to conduct site surveys
  • Must be willing to undergo a background test and drug test.
  • Must be willing to travel internationally 20-30 % of the time.
  • Must be willing to possibly obtain a security clearance.
