The Senior Project Manager works as part of a program management team managing programs consisting of multiple projects for our multi-site client in the QSR industry, while acting as an extension of an owner’s design and construction staff overseeing the work of general contractors, designers and vendors. The Senior Project Manager responsibilities include:

  • Client Project and Program delivery including, pre-construction services (budget, approvals, bid, permit, schedule), construction oversight (planning, construction, change orders, invoicing, punchlists), and project closeout.
  • Ability to face and communicate effectively with clients.
  • Directing and managing employees assigned to projects to ensure that project goals are accomplished within the prescribed time frame and budget parameters.
  • Directly manages and monitors project work both in the field and in the office.

Essential Duties and Responsibilities:

  • Assists Project Executive or Operations Director with project proposals to determine goals, time frame, budget limitations, procedures for accomplishing project, staffing requirements, and allotment of resources.
  • Assists Project Executive or Operations Director with project plans specifying goals, strategy, staffing, scheduling, identification of risks, contingency plans, and allocation of available resources.
  • Directs and coordinates the activities of project team to ensure project progresses on schedule and within budget.
  • Proactively communicates project related issues directly with client.
  • Source contractors, subcontractors, and 3rd party providers as needed to ensure project success.
  • Examines estimates of material, equipment, and production costs, performance requirements, and delivery schedules to ensure completeness and accuracy.
  • Prepares bids, process specifications, test and progress reports, and other exhibits that may be required.
  • Reviews bids from other firms for conformity to contract requirements and determines acceptable bids.
  • Negotiates, awards, and administers contracts.
  • Oversees and manages permitting requirements related to the project or program.
  • Diligently manages change orders to projects.
  • Adheres to standards and procedures for project reporting and documentation and coordinates with peers to standardize best practices across clients.
  • Implements Sevan technology solutions to support client needs.
  • Ensure implementation of standards and procedures (SOPs) for project reporting and documentation.
  • Create and conduct program plans at the beginning of projects and lessons learned at the conclusion of projects.
  • Reviews status reports prepared by project team and modifies schedules and plans as required.
  • Represents the company in project meetings.
  • Develops and maintains relationships with clients, potential clients, subcontractors and vendors to help develop new opportunities.
  • Proactively identifies and solves problems to minimize risk.

Qualifications:

  • Minimum 4-year degree in an accredited construction related program or equivalent; or ten to fifteen years related experience and/or training; or equivalent combination of education and experience.
  • Demonstrated mastery in the skills of project management.
  • Experience in multi-site projects preferred.
  • Strong ability to communicate, both verbally and in writing, with all levels of the project team including management, project management, clients, client’s organization, contractors, and vendors.
  • Strong computer skills in Microsoft Office Suite and email.
  • PMP certification strongly preferred.
