Key Responsibilities
  • Assist with the property’s annual business plan to achieve budgeted leasing, occupancy, and financial goals, overseeing daily activities accordingly.
  • Prepare and present comprehensive monthly financial reports, including variance analysis, market analysis, financial accruals, and property performance summaries.
  • Ensure strict compliance with Company policies, procedures, and regulatory requirements to uphold standards and mitigate risks.
  • Monitor collections and manage default proceedings efficiently, ensuring timely resolution.
  • Provide regular activity reports, tailored to the needs of supervisors and the Comstock Executive Team.
  • Review CAM reconciliations meticulously to guarantee accuracy and fiscal transparency.
  • Address building tenant concerns promptly and professionally, in alignment with guidelines established by the Comstock Executive Team.
  • Develop and implement a thorough annual inspection process for properties, conducting daily inspections to maintain quality standards.
  • Support engineering operations by collaborating with the engineering team to uphold the property’s curb appeal, while ensuring timely completion of routine maintenance as per manufacturer’s recommendations and Comstock requirements.
  • Collaborate closely with Marketing to ensure adherence to marketing and brand standards.
  • Perform any additional duties as assigned, contributing to overall property management efficiency and success.

Skills, Knowledge and Expertise
  • Preference for an associate or bachelor’s degree, or equivalent experience of 3-5 years in the field.
  • Demonstrated leadership and management experience spanning 2 years.
  • Proficiency in Microsoft Office Suite and hands-on experience with property management software like Yardi Voyager/ Yardi Voyager Plus or MRI.
  • Proven track record of providing exceptional mentoring, coaching, and leadership, coupled with strong people and time management skills.
  • Extensive knowledge of financial statements, general accounting principles, and budgeting.
  • Thorough understanding of applicable state and local laws and regulations pertaining to property management.
  • Customer-focused and results-oriented mindset, ensuring client satisfaction is paramount.
  • Ability to adapt and remain flexible in a fast-paced environment.
  • Excellent oral and written communication skills, along with active listening abilities and top-notch organizational skills.
  • Capability to foster strong working relationships within a team setting.
  • Strong multitasking abilities, with a keen eye for detail and the capacity to prioritize tasks effectively.
  • Self-directed and capable of working independently with minimal supervision, while still driving towards overarching goals and objectives.
