Qualifications

Education and Experience:

Experience equivalent to four years of full-time increasingly responsible and skilled full-time labor and trades work including, at least, two years in building maintenance work.

Examination Method: Education and Experience,100%, for Preferred Service positions.

Summary

Summary: Under general supervision, is responsible for semi-skilled and skilled building maintenance work of considerable difficulty which includes supervision of others in work; and performs related work as required.

Distinguishing Features: Employees in this classification supervise and perform manual labor related to the maintenance, care and improvement of Tennessee Parks lodges and cabins. Performs routine, preventative and reactive maintenance and repair to all building systems, fixtures, furniture, and equipment. This class differs from TDEC Building Maintenance Technician in that an incumbent of the latter is not a supervisor. This class differs from TDEC Chief of Maintenance in that an incumbent of the former manages a maintenance department

Responsibilities

  1. Provide supervision and direction to subordinates during general, preventative, and restorative maintenance projects.
  2. Performs general maintenance and repairs in guest rooms, cabins, public areas, restaurant, and administrative offices. This includes routine carpentry, electrical, plumbing, painting, and other general maintenance work as needed.
  3. Perform preventative maintenance and repairs on Lodge equipment including kitchen, plumbing, pool, HVAC, boiler, work areas, cabins, and guest rooms.
  4. Identifies maintenance issues and either resolves issues or reports issues to Chief of Maintenance, General Manager, and Director of Operations.
  5. Reviews preventative maintenance plans in order to perform routine preventive maintenance to ensure that equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of building does not deteriorate.
  6. Assigns work order requests to subordinates to distribute repair workload.
  7. Completes work order request forms to log repair work, time expended, and materials used.
  8. Maintains log of all warranty information, service contracts, inventory, and other information related to the long-term care of Lodge equipment.
  9. Communicates with general public to provide basic customer service and direct persons to appropriate solutions or answers.
  10. Performs physical tasks related to the operation of a hotel environment such as moving objects such as large furniture, file cabinets, cubicles, chairs, desks, and bookshelves, sets up cubicle spaces, conference rooms, and special events, unloads truck shipments, and removes trash and construction waste.
