GROUNDS TECHNICIAN
JOB DESCRIPTION
The Grounds Technician is responsible for the property appearance; daily inspection of the property and to ensure the landscaping is always neatly groomed. This position is for someone who is a self-starter, responsible and cares about the curb appeal of the property.
1. TREES/FLOWER BEDS/LAWNS:
- Trim and edge the flowerbeds around walls and walkways as needed.
- Prune shrubs and trees to shape and improve growth; remove damaged leaves, branches and twigs.
- Plant grass, flowers, trees and shrubs as needed.
- Weed all areas as needed.
- Water the lawn/shrubs.
- Maintain the sprinkling system.
- Spray lawn, shrubs and trees with fertilizer, herbicides and insecticides as needed.
- Rake lawn/leaves and bag.
- Make minor repairs and maintain all landscape/lawn equipment. Including sharpening.
2. AMENITY/PUBLIC/PARKING AREAS:
- Clean and remove debris around entire grounds daily.
- Clean and remove debris in dumpster areas daily. Close dumpster gates.
- Sweep and blow basketball, tennis, and parking areas daily, making sure they are free of debris, litter and oil stains (to include RV parking for WC).
- Rake and maintain sand in volleyball and play areas weekly.
- Empty garbage containers as needed.
- Repair fences, gates, walls, stairs and walks as needed.
- Paint entryways, fences, curbs, speed bumps and exterior of doors and buildings as needed.
- Keep ditches and culverts free of debris.
- Clean out dryer vents when clogged or when birds or other animals get in them.
- Tag vehicles that are not properly registered, licensed or are under repair. Re-check those vehicles in 24 hours to see if they have been removed. If not, inform the management staff for the vehicle to be towed.
- Check apartment and carport numbers; replace as needed.
- Check sewage lift station. Lift pumps and clear debris when needed, using all precautions. (FC property only)
3. STAIRWELLS:
- Inspect stairs, if they are broken spray paint or tape to prevent accidents. Inform management to place a work order.
- Clean and sweep the stairwells weekly, including pressure washing at least twice a year or as necessary.
- Check all entry lights weekly; replace as needed.
4. SNOW REMOVAL:
- Shovel snow from walks and driveways (behind cars, as needed): weekdays beginning at 6:00 am and weekends beginning at 7:00 am.
- Spread salt on public walks to prevent ice buildup.
- Alert and mark icy areas to prevent accidents.
- Make minor repairs and maintain all snow removal equipment.
5. MISC. MAINTENANCE ITEMS:
- Check signs daily and straighten if needed or inform management of any repairs.
- Maintain and straighten the pool/spa areas, check chemicals and equipment. Vacuum as needed.
- Check all outside lights on property; replace as needed.
- Clean rain gutters, as needed.
- Replace furnace filters inside units quarterly with a 2nd person.
6. ADDITIONAL DUTIES:
- Order and pick up supplies as needed (may be required to drive, must provide copy of current driver’s license and liability insurance).
- Must be able to carry/lift 25lbs, reach 2-3 ft. overhead and climb a 12’ ladder.
- Must be able to read/write English.
7. COMMUNITY SECURITY AND EMERGENCIES:
- Report incidents/accidents to supervisor.
- Adhere to key control policies.
- Secure storerooms and office at all times to ensure protection of company assets.
- Required to respond to emergencies when assigned the pager/cell phone.
- Be aware of emergency procedures and plan of action if earthquakes, floods, etc. occur.
8. COMPANY POLICY & PROCEDURES:
- Ensure that all company policies are being followed.
- Ensure timely completion of forms, reports or work orders.
- Maintain company confidentiality in accordance with company guidelines.
- Comply with all safety instructions and monitor staff.
- Comply with all fair housing laws.
